GTA housing supply continued to contract in July, with new listings falling 18% year-over-year as more sellers opted to wait for firmer market conditions.

Urbanation notes that with prices still roughly 25% below their early-2022 peak, many owners who purchased during the 2021–2022 boom would be selling at a significant loss today, contributing to some homeowners holding off on listing.

That pullback is steadily reducing the inventory overhang built up since 2022.

With active listings down 12%, months of supply falling to 4.4, and the sales-to-new-listings ratio returning to balanced territory, buyers may encounter less negotiating room if inventory continues to tighten.

GTA home sales took a slight step back in July, declining 0.9% year-over-year to 5,995 transactions, but the broader demand picture remained relatively steady.

Sales continued to rise month-over-month on a seasonally adjusted basis, while year-to-date activity remained 1.1% ahead of 2025.

Affordability continues to shape where buyers are active. Every low-rise price band below $900,000 recorded year-over-year sales growth, while all price bands at $900,000 and above declined.

At the same time, fewer new listings are coming to market, allowing existing inventory to be gradually absorbed and moving the GTA toward more balanced conditions.

While the average selling price declined 4.5% year-over-year to $1,003,956 in July, the mix-adjusted benchmark price continued to edge higher month-over-month as the inventory overhang accumulated since 2022 continued to erode.

Prices remain roughly 25% below their early-2022 peak, which is contributing to some homeowners holding off on selling into a softer market.
