GTA housing supply continued to contract in July, with new listings falling 18% year-over-year as more sellers opted to wait for firmer market conditions.
Urbanation notes that with prices still roughly 25% below their early-2022 peak, many owners who purchased during the 2021–2022 boom would be selling at a significant loss today, contributing to some homeowners holding off on listing.
That pullback is steadily reducing the inventory overhang built up since 2022.
With active listings down 12%, months of supply falling to 4.4, and the sales-to-new-listings ratio returning to balanced territory, buyers may encounter less negotiating room if inventory continues to tighten.
