GTA home sales just posted their strongest July since 2021 ๐Ÿ“ˆ Sales are up 10.9 percent compared to last year, and more buyers are stepping off the sidelines thanks to improved affordability.

With listings rising at a slower pace than sales, market conditions are starting to tighten again.

The average price in July was $1,051,719, down 5.5 percent from last year. While prices are flat month over month, momentum is building ๐Ÿ 

This may be the start of a more active fall.

The GTA market showed a pulse in June as sales rose from May, even while staying 2.4% below June 2024 levels.
Average price? Down 5.4% year-over-year to $1,101,691.
Compared to last month, both the average price and benchmark index slipped slightly, suggesting buyers still have leverage.
