Life lately 🌷🫶🏼
1. Prepping for a trip to Mexico City soon—I’ve wanted to do this short trip for years and am very excited! Shoot me any reccos if you’ve been
2. My mom asked a friend to come over and give us dumpling making lessons. I produced many wobbly wrappers yesterday.
3. The fish at Aloette! Perfect place to spend a rainy Saturday afternoon.
4. The bird of paradise of my dreams. I wonder how long this took to grow.
5. Some fuel after our second Catan tournament (which I did pretty poorly in 😅)
6-8: Aesthetics from Chef’s Hall (also from Catan day)
9: We’ve been condo hunting for a friend, and just put in an offer for this unit and it got accepted! Overall a joyful process that took three trips downtown.

It’s the end of January 2023 but this post is to wrap up 2022 🎁

Thank you so much to my friends, clients, partner and mentor for supporting my business and tirelessly encouraging me through these first two years. I’m anticipating a challenging year ahead, but excited to get through it with my amazing support system ☺️

✨2023 affirmations✨
If you’ve found it hard to stay positive through the gloomy weather these days, you are not alone!
Things I do to try and stay sane:
- Drink enough water (my naturopathic doctor recommended 2L for me)
- Get some natural light in my eyes everyday, preferably through a morning walk
- Start the day with a healthy breakfast (just makes me feel more motivated to keep up the clean eating throughout the day)
-Keep a journal! Write about how I’m feeling, what is happening, what is working for me, what I want to change
- Take 2500 IU of Vitamin D
- 2-3 gym sessions a week. The Goodlife is right across the street, what excuse do I have? 😅
- Plan little things to give me something to look forward to during these cold months. Like grabbing coffee with a friend. Or finding a recipe for shrimp miso noodles to cook. Or making time for an outing to IKEA.
- Remember that spring is coming which means summer is next and I’ll get to set up a cute little balcony
- Overall just remembering that 2023 will be fine 🖤

Are you looking to buy your first home this year?

2021 was a year of especially fast growth in price for freehold homes in Toronto due to several factors, one of them being the severe lack of housing supply.

Detached homes and townhouses have climbed up the most compared to last year, experiencing the largest month-over-month surge. Toronto’s townhouses have seen a 46% increase in average sold prices compared to last year.*

So what’s a first time homebuyer to do with these stats?

Are you familiar with the rebates as a first time buyer in Ontario?

🏘Home buyers in Toronto must pay several fees on top of the cost of their new home
🏘Some additional fees include: Municipal Land Transfer Tax on top of the Provincial Land Transfer Tax (applies if you purchase property anywhere in Ontario)
🏘The amount you pay is a percentage based off the price of the property you buy (there are several tax brackets)
🏘If you are a first time buyer, you can receive a rebate of up to $4K onThere these taxes
are several other factors that you have to note–you must be a Canadian citizen, or become one within 18 months of registering your home to qualify for this rebate.
