- 5%-10% for new construction.

- Canadian Citizen, PR, work permit.
- In Toronto: less than $150,000 combined income
- Approved for over 80% of the mortgage, paying CMHC insurance.

- You have to pay it back when you resell.

• you have a short window of time between now and beginning of June to secure a mortgage rate before they go up again.
• there’s currently more inventory on the market.
• the market it not as hot as it was a little while ago -> homes are sitting longer, not getting what they expect on offer night, and re-listing with price changes.
• sellers are motivated to sell now, concerned about their value potentially decreasing.
• all in all, there’s lots of potential to secure a good deal at a decently low rate!!

🌾SELLERS:
• lots buyers are looking to secure a home before their pre-approvals run out.
• they have extra motivation to secure a home now before rates go up.
• when the rates do go up, a significant percentage of buyers won’t afford the current market prices.
• less buyers = less opportunity to get the highest price for your home.
