April Market Review

The GTA real estate market is showing signs of life this spring — but buyers still hold the cards.

🗝️ Sales rose while listings fell: Total home sales increased by 7% year-over-year to 5,946 transactions, though this volume still sits about 28% below the 10-year average. At the same time, new listings dropped by roughly 9%, which helped absorb some of the active inventory
🗝️ Prices showed signs of stabilizing: The average selling price landed at $1,051,969. While this is a 4.9% decline compared to April 2025, it marks the smallest annual price drop in seven months and actually represents a slightly stronger-than-normal seasonal increase from March
🗝️Affordability drove the market: Buyers jumped at more affordable entry-level options. Nearly 40% of all condo sales were under $500K, and sales of low-rise homes under $600K nearly doubled compared to the previous year
🗝️ The City outperformed the suburbs: Across all housing types, property values held up much better in the City of Toronto, experiencing smaller annual price declines than the surrounding 905 Region

The window where buyers have real leverage is still open — but the market is shifting underneath it.

January Market Review

The GTA real estate market started the year with a shift toward buyers as activity cooled across the board. Here are the 3 things you need to know:

🗝️ Sales are down: Transactions dropped 19.3% year-over-year, with 3,082 homes sold this January compared to 3,820 last year
🗝️ Prices are softening: The avg selling price fell 6.5% to $973,289. Condo apartments and semi-detached homes saw the biggest price dips, both down nearly 10%
🗝️More choice, more time: Active listings are up 8.1%, giving buyers more options. However, homes are staying on the market longer, averaging 45 days to sell


With more inventory and lower prices, the "wait and see" approach might be shifting for some. 🏠✨
