📅 Deadline: April 30, 2026

Failure to declare may result in a fine ranging from $250 to $10,000, and your property may be deemed vacant.

If your property is considered vacant for more than six months, the tax is 3% of your property’s Current Value Assessment (CVA).

The declaration process is quick and can be completed online.

Meet Matt, co-founder of Walker Cassells Real Estate. ✨

Much of Matt’s role is helping clients make confident decisions in moments that don’t always feel straightforward. He’s always thinking a few steps ahead — where things can go sideways, where there’s opportunity, and how to position clients as strongly as possible.

One of the things Matt enjoys most about real estate is that there’s no script. Every client, every home, and every situation is different. Understanding what matters most and building a strategy around that is what makes the process feel simpler than expected.

He’s known for a steady and honest approach — guiding clients with clarity, transparency, and a well thought out plan, without pressure.

One thing Matt often sees underestimated is how much clarity shapes the outcome. When priorities are clear and there’s alignment on strategy, decisions become easier and opportunities are easier to recognize.

You’ll often find Matt out and about in the east end — whether meeting clients, keeping a pulse on the market, or stopping by local favourites.

Favourite local spot? 🌴

When he’s not working, you’ll likely find Matt watching his kids play volleyball or soccer, or getting in a game of squash or golf.
