July brought a changing real estate picture across King, Aurora, and Caledon, with each of our core markets showing its own set of opportunities as we look toward fall.

In King, sales increased 25% year-over-year while new listings rose by just 2%, signalling stronger activity despite the average sale price declining 6% to $2,028,099. Active inventory remained elevated, up 9% year-over-year.

Aurora saw an even greater increase in sales, up 32% from last July, while both new and active listings declined. With fewer homes coming to market and buyer activity increasing, competition could begin to build for well-positioned properties. The average sale price was $1,301,811, down 12% year-over-year.

Caledon moved differently, with sales down 17% and new listings down 15% compared to last July. Despite softer activity, the average sale price increased 2% to $1,230,122, while active inventory declined 5%.

What does this mean heading into fall? The numbers reinforce just how localized today’s market has become. Buyers may still find choice and negotiating opportunities, particularly where inventory remains elevated, but increasing sales activity and fewer new listings in some areas could begin to shift that balance. For sellers, pricing and positioning appropriately for your specific market will be critical as fall inventory arrives.
