June brought a mixed picture across King, Aurora and Caledon, with each of our core markets telling its own story.

In King, new listings increased 11% year-over-year, giving buyers more choice, while sales activity slowed by 20%. Despite fewer transactions, average sale prices climbed 17% to $2.25M, highlighting continued demand for exceptional properties.

Aurora saw fewer new listings than this time last year, but sales increased 29%, suggesting well-priced homes continued to attract strong buyer interest. The average sale price settled at $1.23M, down 7% year over year, while active inventory remained lower than last June.

Meanwhile, in Caledon, new listings were down 15%, but sales rose 9%, demonstrating steady buyer activity despite fewer homes coming to market. Average sale prices were down 18% year over year, creating opportunities for buyers looking to enter one of the region's most sought-after countryside communities.

Across all three markets, active inventory remained lower than last year, reinforcing the importance of thoughtful pricing, strategic marketing, and experienced guidance, whether you're buying or selling.
