As we end Q1 here's what's happening this spring.

Interest rates have settled. More buyers & sellers are coming out & hunting soon. They are accepting where the market is & yesterdays price isnt todays. Buyers are taking a 2nd or 3rd showing before deciding on the right home.

To get the BEST price its so important to: De-clutter & De-personalize.

Remove extra clutter (like large furniture) from rooms you dont use & take personal pictures off the walls....Remember. The buyer wants to see themselves in the house before they can move in.

FEBRUARY STATS ARE IN. While some people think the market is crashing. IT ISNT. Here’s why.

Average sale price – Small adjustments are normal but what I see is…..The average Detached home is still selling in excess of $1.3M. (Detached homes are the biggest chunk of sales each month). Condo sales are averaging over $626K (affordable & 1/2 the price of Detached homes).

Home sales – Saw almost 4,000 sales last month (almost 1,000 sales a week)….A healthy market & the homes priced right sell first.

New listings – Dropped by almost 18%. That’s amazing…..More serious sellers are acting in today’s market while the market is rejecting those still thinking its “2021 prices”.

Is it the right time for you to “right size” your home ?

Did you know....GTA had approx. 62K homes sell in 2025. (apx 5200/mo.)...and affordability increased too. Next interest rate decision at end of January. Will more buyers enter the market?... Stay tuned.

1)Approx. 62,000 sales (2025).

2)Avg price down only 5% so affordability increasing.

3)More people are be renewing mortgages mid year so interest rates will stay low.
