A property that is sold conditionally still needs a few things to be done before it is considered to be fully sold. Depending on what those conditions are, it can be a few days or a few weeks. If you notice a property you're interested in is solid conditionally, your agent should be able to get some information on what the condition is. Sometimes these properties come back to market so don't write them off just yet!

If you have easements on your property it's important to understand what they are and how they can impact your value or how you can use your space. Most properties have easements to allow hydro or telecommunication poles but some can be under your backyard. If there are any on your property, make sure you know what they are or if you are buying a property with easements, make sure you understand how they impact you.

depending on the area that you're looking into and the homes that you want to offer on, you may find yourself in a situation where there is a bully offer. it's important to understand what that means and how you can navigate that situation. always. make sure your agent reaches out to find how long the offer is good for and if there's anything you can do to submit one to be competitive.

Don't try to time the market. Making financial decisions like buying a house are a very big commitment and you need to make sure that you have all the information you need before you move forward. Make sure the move is right for you, not the market, not what your neighbor says, but what works best for you.

Don't let all the bells and whistles distract you from what's really important when looking at home. Always double check that what you want is in the home that you're buying and your must-haves are checked off your list. Don't get me wrong, It's nice to have the pot filler over the stove or the open concept basement, but if you're never going to use it, it doesn't really matter.
