Staging is complete. Next up is photography, videography and this time I'm also trying some drone shots as the location is surrounded by park lands (hope the winds don't blow the drone off course!). We're getting down to the wire now ... hope it remains sunny today! Have a great weekend everyone!

Staging Day is here! This is the fun part, where I see my stager, Red Barrinuevo, transform a home from stuffy to awesome. It's a long day ... shifting rugs, furniture and accessories around to find the right mix for each space. The results are always worth it ... a house that is ready for its big reveal.

Sometimes I feel like I'm putting on a Broadway show (apologies to David Mirvish) when I list a house for sale. There are so many moving parts.

First and foremost is managing my clients so that they don't freak out when I tell them that we really have to get rid of the 1960's sofas in the rec room. Then there is the scheduling ... home inspection, floor plan, de-cluttering (multiple visits), repairs, cleaning ... all to be done before staging and photography. Then there's the weather ... will the MLS photographs look bright and sunny or dark and miserable?

And don't get me started about whether or not my marketing strategy will work.

But despite this, I love real estate ... it may not be the smell of the greasepaint and the roar of the crowd, but when everything falls into place, it's sweet 😁 .

So many members of the general public think that real estate agents just slap up a sign in front of a house and wait for the offers to roll in.

I wish it was that simple. Even during the Covid era, when real estate was flying off the shelf, the realtor's "to do" list was a mile long ... analyze recent sold prices, develop a marketing strategy, arrange for a home inspection, arrange for a floor plan, pay for staging, professional photography, etc., etc., etc. And that does not include holding the Seller's hand all the way through the process and diplomatically telling them the hard truths ("No Jane, your collection of 500 china figurines do not enhance the living room").

With that being said, I am working on a new listing, and the "for sale" sign is not going up until it's ready. So watch this space 😁 .

It's that time again ... the Bank of Canada will be making an interest rate announcement this Wednesday, June 10. I'm often asked what the true role of the BOC is, so I put together this short video explanation.

So how does the BOC affect mortgage rates? There are two types of mortgages - variable and fixed. Variable rates are tied to the BOC interest rate ... when the BOC raises rates, variable mortgage rates go up, and when the BOC lowers rates, variable mortgage rates go down. Fixed rate mortgages are not governed by BOC rate decisions, but rather by the state of the bond market.

The pundits are predicting that the Bank will once again hold interest rates, but the question is for how long? If you're contemplating a move, let's discuss your personal situation so that we can develop the strategy that is right for you!

It did not take long for this gorgeous rental to fly off the shelves. There was competition and there were disappointed potential tenants, but my landlord-client was extremely happy with the outcome.

Both the Bank of Canada and the US Federal Reserve will make interest rate announcements on Wednesday of this week. In both cases, all indications are that interest rates will remain the same in both countries. Why? Because of the obvious worldwide economic and geopolitical disruptions that are occurring right now.

What does that mean if you're thinking about making a move? If you are a potential buyer, the variable mortgage rate remains the same, if that is the path you choose to take, but fixed rate mortgages, which are dependent on the bond market, have been slowly creeping up since the start of the year. It is now more imperative than ever to obtain mortgage pre-approval, which can protect you from mortgage rate swings for from 90-120 days, depending on lender.

If you are thinking of selling your property, the key is top-notch property preparation coupled with realistic expectations ... we are no longer in the heady days of the Covid era.
