📊 GTA MARKET UPDATE – APRIL 2026 🏡

The GTA housing market continued to gain momentum in April:

✔️ Home sales increased 7% year-over-year
✔️ Average home price decreased 4.9% to $1,051,969
✔️ New listings dropped 9.3%
✔️ Active inventory declined 6.4%

What does this mean for buyers and sellers?

Buyers are still benefiting from lower prices and more negotiating power compared to last year, but well-priced homes are starting to see increased competition and even multiple offers in some areas.

Detached homes led the activity with sales up 9.2%.

With borrowing costs lower and inventory tightening, many buyers are taking advantage of the current market window before prices potentially stabilize again.

👉 Buyers: Stability in rates gives you a chance to plan with more confidence. While rates aren’t dropping (yet), they’re also not rising — which helps with affordability and decision-making.
