Here is a couple of visuals to show you how the Toronto Real Estate Market has performed over the last year and month. As you can see, a slight pullback last month in pricing on low-rise homes (detached, semi-detached and towns) that were trending upward over the last few months but still well below their highest peaks of early 2017. Condo prices, however, are still trending upward and reaching a new all-time high average price of $550,000. More and more people seeing the value in condos, being closer to the inner city, amenities and transit. As well, lots of baby boomers downsizing from larger homes to condos downtown and all over the GTA. If you have any questions please feel free to email me at [email protected]

Great graphics showing what's really happening in the Toronto real estate market. Last year in April 2017 is when the new government policies were implemented to slow the market down. As you can see from this graphic, that's exactly what happened. Now you can see why recent news about the real estate market paints a negative spin by comparing numbers on the extreme highs of March 2017 when supply and demand were at an all-time record low and buyers were at extreme highs. If we look at the last three months on this graphic is shows that we are rebounding nicely. If you have any questions, please don't hesitate to contact me.

As the media may put a spin on the information presented this month, what is interesting is the average price of all home types across the GTA is up 12% over February 2016. That puts the annual average appreciation at 6% per year over the last two years. This is right in line with the Toronto Real Estate Board’s 35 year average of annual appreciation. Comparing sales data from Q1 of last year is just not fair. I'm interested to see how the data compares in the quarters to come. The great news is, we are now in a more balanced market making it a great time to buy or sell. If you are thinking of making a move this year, please do not hesitate to give me a ring and your referrals are always welcome!
