💥💥IMPORTANT REMINDER💥💥

When purchasing gift cards for the holidays, make sure and purchase them from the company itself. Example: Amazon cards from Amazon, Tim Horton's cards from Tim Horton's. Not Shopper's or gas stations.

Why? There is less safety and security when bought from third party places. If the card is lost, stolen or hacked there's nothing that can be done to recover it. If you purchase from the company itself, there may be opportunities to recover it, cancel it, maybe even get a replacement.

Hint: If you need to buy variations of gift cards and don't want to make multiple trips, lots of places have E-Gift Cards now. You can go online and easily send it from the comfort of your own home.

The trend continued for May, but the market has started to shift. We'll see corresponding numbers in the coming months.

Rising interest rates will have an impact. Demand eased up a bit. Still with just over 2 months of inventory, it's still a seller's market.

💥APRIL NUMBERS💥

The market has shifted a little bit. From rising interest rates, to buyer fatigue, to more inventory and other factors. No the sky isn't falling, market isn't crashing, it has just changed. 1.6 months of inventory is still a seller's market.

The frenzy has just cooled off a bit. How long will it last? Who knows.

This is still a great market to sell and buy. How? If you're upsizing, the gap has lowered. If you're getting into the market, offer dates aren't crazy anymore.

All I can say is don't wait too long if you're thinking of making a move.

Sales are 📉: Does that mean the market is slowing down....or that last year was extremely active? A combination, but I'd say more of the latter.

Prices are 📈: The market didn't slow down hence the rise year over year.

The market has shifted since the start of the year, but it doesn't mean houses are free. With less than 1 month's of inventory it is still a seller's market.

What a week it has been! Waking up to this award today was quite a surprise.

Outlook on the 2022 Real Estate Market!!!🏠🏡🏘

Put your seatbelt on!

Interest Rates📈: Expect some raises throughout the year. I'm unable to give numbers at this time due to a lot of uncertainty with the housing market. I see them increasing it to cool down the market. What effects it has remains to be seen. I see a slowdown, but not as much as you'd expect.

Home Sales📈: Inventory will be an issue again, but the question remains of how many buyers will be lined up. It being tied with the interest rates I still predict another strong year of sales. Demand should outstrip supply for the next few years.

Home Prices🔥: I'll get to the point, prices will continue upward. I don't see it happening at the same rate as last year, but they're not going down either. If you're looking for a bargain, try Alberta. Freehold in the GTA will be above $1M very shortly. I see full lots (40-50', double car garage) hitting $2M minimum by early next year in the GTA. Condo prices will increase because it will be the cheapest thing to buy. Percentage-wise, condos may see the biggest increase over the course of the year.

2021: Look back at my predictions.

Interest Rates: As predicted, interest rates didn't change much. My prediction of no changes until 2023 seems to be at risk. 2022 will tell.

Home Sales: Pretty much what I predicted. High demand by end users and investors created a frenzy for anything that came onto the market for sale.

Home Prices: Although I didn't post any clear numbers, it all happened like I said. While I did see some price increases, I didn't see the % increases that happened. Seeing as much as 100% in certain areas year over year. You can go back to my monthly sales posts to see exactly the number increases that happened throughout the year.

All in all, I was close to what I expected for 2021.

That time of the year when inventory goes down, sales go down and buyers go down as well. Don't be fooled however, there are still more buyers than inventory, still creating a seller's market.

With 1 month of inventory that should tell you all you need to know.
