Inspired by the greatest rom-com of our time.

Most people going into a real estate transaction already know the basics.

But there are a few that catch people off guard...

Opening a new credit card or furnishing your new living room before closing can actually flag your loan and put the whole deal at risk.

A job change, even a good one, can do the same thing.

And going in with a low offer “just to see” often just signals to the seller that you’re not serious.

The good news: all of this is avoidable with the right guidance going in. 👋

The best ones move fast. Be ready to move quickly, have your financing locked, and your priorities clear.

Homeowners selling in later spring are often working around tight deadlines. A job change, or a move already in motion. When we understand what they need, we can structure an offer that stands out without necessarily paying more.

Competition can create pressure to cut corners. A bidding war doesn’t mean the house is perfect. Protect yourself and get the inspection if there isn’t already one provided.
