🏘Upsizing in this market requires strategy and proper planning.📊

My client was tired of the high-rise condo apartment 🏢 lifestyle.  She wanted a larger space, more storage and a quieter neighbourhood.🏘

The dilemma: Should she sell her condo first or buy her townhome first?🤔

It depends on the market.  📈 Does she need the money from her condo in order to purchase her new townhome?  And currently, we are in a heavy buyers market with lots of inventory. 🏠

My advice: Do the harder thing first.❗️

In this case, it’s selling her condo.

I gave her very realistic expectations that selling her condo will not give her much profit.  😬 However, she can also purchase her townhome at a lower price point.  So this helps offset the pricing gap between the two properties, where she can save more on the absolute dollar amount 💲on the higher price townhome.  For example, a 10% drop on a $1M sale ($100k loss) coupled with a 10% drop on a $1.5M purchase ($150k savings) results in a $50,000 net gain. 💲💲That’s exactly what we did.

We ended up scoring this beauty of a townhome in an exclusive neighbourhood backing onto a golf course. ⛳️ We strategically performed all our due diligence and my client never looked back. 😍

In this current market, condos🏢 are the talk of the town.  It's true there is a lot of inventory and because of this, condo prices have dipped due to so much competition.  📉 Working with a buyer client now allows for more negotiating power 💪 and ability to do our due diligence. 💡

But it comes with a different set of challenges: buyer's fatigue, choice overload, and analysis paralysis. 😵‍💫

When it comes to first time home buying, I asked my client to differentiate between "must haves" and " nice to haves" and what is important to her. 💭 I know it can be confusing as there are a lot of variables to consider.  And it's okay if she changes her mind. 👍

My process allow for my clients to feel fully supported, and fully acknowledged. 🙏 I educate my clients on the different kinds of clauses and conditions that would allow us to prepare for unexpected situations.  I walk my clients through step by step, calming nerves and first time buying jitters.

In the end, through careful timing🕜, patience, expertise of market conditons 📈📊 understanding my buyer's sentiment, diligent negotiations with the seller's agent, we succeeded in securing a beautiful property that checked all the boxes. 🏠

🏡 Just Sold 🏢

Condos in this market are a tough sell. 🏢 We managed to sell 💲 this stellar 1 + Den Unit in 2 weeks,  closed within 1 month and Sold for More than Asking!

Prior to listing this property, I advised my client J that condo prices are on a downward trend ↘️.  In order to sell in this market, you have to stand out from the rest and stand out from all the competition.

I told her prep work is needed: decluttering 🛠, a fresh coat of paint, a deep cleaning 🧼🪣, a good marketing strategy and a sensible pricing strategy.💡

As we were prepping the unit, another unit in the building came onto the market.  It was the exact same layout, with the same beautiful view, a couple floors down.  J was nervous and wondered with the competing units, would ours sell for what we want. I told her let's keep to our plan and see it through. 

It took us another 2 weeks of prep work to get the condo ready.  I told her proper staging 🏡and the first impression 🤩 of a condo is important for a buyer to visualize themselves living in the unit.  Within 3 days of our listing being on market, we had 2 offers! 📑

I made a point to befriend the condo manager at her building and worked with them to ensure the status certificate  📜 is issued within the specified time frame.📆  There was a bit of back and forth with satisfying certain condtions with the buyer agent and the buyer. 

In the end, through thorough research, a proper pricing strategy, an intentional marketing strategy, the property was sold in 2 weeks of listing and closed within 1 month. 🏢

In this tough condo market, a proper listing and pricing strategy is crucial for success. 👍

Meanwhile that unit with the same layout that was a couple floors down is still on the market...🤷🏻‍♀️

Remember that heartwarming story I told of a couple H&D wanting to purchase a place for their elderly parents? When H&D bought their first home, her parents had put their savings together and helped them with their downpayment. Her parents are now retired and have been renting for quite a number of years. H&D's goal is to give back to her parents what they had given to them, a home to call their own. 💕 They enlisted my help to find the perfect home for her parents and it was a success!🥰

The whole family was thrilled! Truly humbled and grateful for a handwritten card and a gift!🙏🥰 (Scotch? How did they know?🥃🤭)

Through this experience, the biggest take-aways:

-Making memories
-Building stronger families
-Forming new friendships
-People come first
