Toronto Home Prices Edge Lower
We’ve seen Toronto home prices edge down just 0.1% month-over-month in mid-Q3—a minor change that feels more like a breather than a reset. Year-over-year, home resales dipped by 2.1%, so activity is a touch softer than last year, but prices themselves are holding steady. For anyone feeling uncertain, this data shows the market is adjusting gradually, not swinging wildly. As someone who guides homebuyers and sellers through these shifts, I know how important it is to see the bigger picture: the latest cooling is more of a pause than a downturn, with only a marginal dip in monthly prices. Looking forward, experts expect the market to stabilize through the rest of 2026 and into 2027, though Toronto’s recovery will likely remain uneven across neighbourhoods. I’m here to help you understand what these numbers really mean for your next step—so you can make your move with clarity and confidence.

Toronto Ranks 20th Worldwide
Toronto has once again shown its global appeal, ranking 20th out of 1,000 cities worldwide in a recent 2026 index. Our city’s strong economy and deep pool of talent have helped keep us in the top 25—a testament to what makes Toronto a destination for people at every stage of life. But the same study points out what many of us already feel: housing affordability is a real challenge here. Toronto’s median multiple sits near 7.5, placing us among the least affordable major markets in the survey. In fact, residents here spend a larger share of their income on housing than almost anywhere else in the world. Ongoing supply shortages—with housing starts expected to keep slowing through 2026—are a big part of the issue, and it’s why affordability improvements have lagged behind our city’s impressive economic performance. As someone who guides buyers through these challenges every day, I know how important it is to understand the full picture. Whether you’re a first-time buyer, looking for your next move, or seeking to invest, knowing where we stand helps you make confident, informed decisions in Toronto’s fast-changing market.

Toronto, Vancouver housing still hugely desirable despite recent challenges
Even with all the recent headlines, Toronto and Vancouver remain incredibly sought-after places to live. Both cities continue to land in the top 25 globally—Toronto at 20th and Vancouver at 24th—thanks to their robust economies. But it’s no secret that high housing costs are making it tougher for residents to enjoy the full quality of life these cities should offer. Experts estimate that Canada needs to build between 430,000 and 480,000 homes each year to make real progress on affordability, but we’re not there yet.

As someone who guides people through every stage of the home journey in Toronto, I see firsthand how much these challenges shape decisions—whether you’re buying your very first place, searching for more room, or planning a fresh start. My role is to help you understand the landscape and take each step with clarity and confidence, so you can move from renting to owning when the time is right for you.

Can Toronto Finally Turn the Corner in 2027?
As we look ahead to 2027, Toronto’s real estate market stands at an interesting crossroads. After a lengthy correction, we’re seeing more listings—and that’s giving buyers the breathing room to negotiate, consider their options, and make confident choices. According to TD, Ontario’s housing conditions are set to improve as the year unfolds, especially after a softer 2026.

For anyone thinking about their next move—whether it’s your first home, a step up for a growing family, or a strategic investment—lower borrowing costs could mean more opportunities. That said, condo supply will continue to influence how quickly the market rebounds. Prices aren’t expected to bounce back overnight; instead, we’ll likely see a period of stability before any strong recovery takes hold.

For my clients, clarity and timing are everything. I believe that understanding where the market stands today helps you plan for tomorrow—whether you’re ready to buy now or just starting to think about it. Building equity starts with informed decisions, and that’s where I aim to offer real value.

GTA new single-family home sales surge 246% in July as Ontario's expanded HST rebate drives buyers back to market
It’s been an interesting month for Toronto homebuyers: single-family home sales in the GTA jumped 246% in July, thanks in large part to Ontario’s expanded HST rebate and new builder incentives. Even with prices down 8.5%, we’re seeing more families, newcomers, and investors feeling ready to take that step from renting to owning. Condo sales, on the other hand, are still lagging as the rebate rules are stricter there.

For anyone considering a move, it’s worth looking beyond headlines and thinking practically about your own path. Automating your savings, staying on top of debt, and checking out any local programs can make a real difference in affordability. My goal is always to break down these shifts into steps you can actually use—so you feel confident in your decisions, not rushed. Building equity instead of paying rent is possible, even in a fast-changing market.

GTA Homes More Affordable as Prices Dip Below $1M
August brought a slight cooling to the GTA real estate scene: home sales slipped by 2.1% year-over-year, totaling 5,057, and average prices edged down 2.7% to $993,410. Benchmark prices also saw a 4.5% dip. While some might see these numbers and worry, I see opportunity—especially for those who’ve been patiently waiting for more affordable options. Seasonal fatigue is playing its part, but improved affordability could mean the door is opening for many who felt priced out. My focus is always on helping people navigate these shifts with clarity and confidence, whether you’re buying your first home, seeking a smart investment, or moving into your next chapter. If you’re wondering how these changes might affect your plans, let’s break it down together—no pressure, just real guidance.

Single-Family Homes Enjoy Stable Market with Steady Demand
August brought a noticeable shift in the Greater Toronto Area’s real estate market: homebuyer competition cooled, with just 2% of neighborhoods seeing overbidding. For most buyers, that meant more choice and less pressure—79% of homes sold below asking, including 95% of single-family and 98% of condo neighborhoods. For anyone feeling anxious about bidding wars or worried about being priced out, numbers like these can offer some reassurance. My focus is always on helping clients make sense of these trends and understand what they mean for their own journey—whether you’re searching for your first home, a bigger space, or an investment. If you’re considering a move, it’s helpful to see how these shifts could fit your own timeline and goals.

Ontario Micro-Condos Face Steep Depreciation
The latest numbers from Mid-Q3 2026 show that the GTA housing market is continuing to shift, especially for condo buyers. Average home prices in the GTA are now at $993,000—about 3% less than a year ago—which means more flexibility for buyers who’ve been waiting on the sidelines. Condo apartments averaged $618,000 in Mid-Q3, also down from last year, but what really stands out is how sharply the smallest units—those micro condos under 500 sq-ft—have depreciated. These tiny spaces are proving harder to sell, as more buyers can now afford larger options with better long-term potential.

In Early-Q3, nearly every GTA neighbourhood with at least five condo sales saw units going for below listing price—about 98% of them, in fact. That’s a rare level of negotiating power for buyers. Even single-family homes had underbidding in 92% of neighbourhoods, but condos, especially the smaller ones, felt the biggest shift as investor demand cooled and those units stayed on the market longer.

For anyone thinking about the next step—whether you’re a first-time buyer, investor, or looking to right-size—understanding where the opportunities (and pitfalls) are is more important than ever. My approach is always to break down these market movements in clear, practical terms so you can make the right choice for your life, at your own pace.
