This is the “friends” fountain. Or is it?

So many people flock to see the fountain depicted in the show “friends” in New York’s Central Park. They believe it is because that’s what the masses say.

My friends will tell you I always dig deeper to find out the truth (also just to prove I’m right). The same can be said about my approach to guiding my clients through the process of buying and/or selling.

Over the last (lots of) years, I’ve learned to fully embrace what it takes to guide clients well in this business. If you’re looking for someone who’ll simply agree with you or tell you only what you want to hear, I may not be the right fit.

I won’t inflate the value of your home just to secure the listing, because that doesn’t get you the result you deserve. What I will do is give you a clear, actionable strategy to position your home to capture the widest audience.

The market is a little all over the place right now. The 416 is holding strong, often seeing bidding wars for the most desirable house in a great location.

A bidding war is when two or more prospective buyers compete for the same property, often through incrementally increasing bids.

Outside of Toronto proper, there is more inventory, and buyers are sitting back seemingly waiting (for the election to pass? —often the case around elections).

No matter the market you’re in, successfully bidding to buy a property you’re interested in is about making confident, strategic decisions that align with your goals.

Here are four key things to keep in mind when negotiating price on a property:

1️⃣ Ignore the list price – The asking price is just a marketing tool, not a reflection of value. Base your final number on recent comparable sales and market trends, not how much over (or under) list you offer.

2️⃣ Decide your position – Your agent will provide a range of what the home is worth. Choose where you land based on your comfort level, and if you’re in competition with other buyers, make your offer less predictable by avoiding obvious round numbers (e.g., $1,002,500 instead of $1,000,000).

3️⃣ Know your walk-away price – Set a hard ceiling based on what the home is worth to you, not what others are willing to pay. Getting caught in the heat of the moment can lead to regret if you overextend financially.
