Condo demand is becoming increasingly concentrated at more affordable price points.

In June, 38% of condo sales were below $500,000, up from 21% a year ago, while units priced under $600,000 accounted for 64% of all condo activity.

At the same time, new condo starts have fallen to their lowest level since 1996, meaning the pipeline of new completions is expected to thin as the current wave winds down.

This creates a market where entry-level opportunities remain available today, while future supply conditions may become more constrained.

Although GTA inventory is retreating, buyer choice remains above normal, with active listings still 38% above the 10-year average in June.

Buyer demand broadened across housing types and regions in June. Condo apartment sales led with a 14% year-over-year increase, followed by detached homes at 9% and semis, rows and towns at 4%.

Momentum was particularly strong for Toronto Central detached homes, where sales rose 29%, while condo sales increased 26% in Toronto West, 21% in Peel and 18% in York. These gains show that the market recovery is expanding across multiple segments, although overall activity remains below long-term levels.
