In a quiet neighborhood, two sisters are preparing to say a final farewell to their parents beloved home for 41 years. Mom lived in the house well into her 90’s independently even after losing her husband many years prior.

Recently, with the passing of their mom, they’ve made the decision to sell the house. As they walk through each room, memories flood their minds - Mom’s laughter in the kitchen, family gatherings in the living room, and pin pricks all over the walls from her using it as a bulletin board. She refused to use a board 😊. They shared many laughs and memories.

It’s a difficult time for the sisters, filled with both sadness and nostalgia. But they know that selling the house is the right thing to do. They want to honor their mom’s memory by passing on the home to a new family who will create their own cherished moments within its walls in a fabulous neighbourhood.

2024 has kicked off and purchasers have begun to re-enter the residential real estate market due to lower borrowing costs associated with fixed mortgage rates.

Resulting tighter market conditions when compared to the same period a year earlier, potentially points toward renewed price growth as we move into the spring market.

There were 4,223 sales in January, an increase of 37% compared to January 2023. The number of active listings was also up 8.5%. Stronger sales growth relative to listings suggests buyers are experiencing a tighter market compared to a year ago. The average selling price was down by one per cent year-over-year to $1,026,703.

Jason Mercer, the Toronto Regional Real Estate Boards Chief Market Analyst stated that once the Bank of Canada actually starts cutting its policy rate, likely in the second half of 2024, to expect home sales to pick up even further that what we are seeing at the moment. There will be more competition between buyers in 2024 as demand picks up and the supply of listings remains limited.

The sentiment across the residential real estate industry is that inventory of available homes for sale continues to remain low, currently under two and a half months. As a growing province and growing city we are in constant need of new housing. Without new inventory of homes, prices and rents will continue to rise at an unhealthy pace. Sorry, I can't help shovel the driveway! 😂

Turns out, I have a rare allergy called Cold Urticaria. Yep, my skin breaks out in itchy welts, hives, and feels like a sunburn when I'm exposed to cold for a period of time. Not exactly ideal for Canadian winters. 🥶 Well, maybe I’ll have to move to somewhere warm 🤔.

But jokes aside, stress can wreak havoc on our immune systems. As a caregiver for my mom who broke her pelvis, I didn't think I was under too much stress until my body told me otherwise.

Being in the sandwich 🥪 generation, caring for aging parents while raising your own, taking care of your own family’s needs, all while juggling your professional responsibilities, can be overwhelming. But it's important to seek out resources and support. And don't forget to ask for help! 🆘 It’s ok to hire someone to shovel the driveway, or get a cleaner. Time is valuable and so is your health.

Whether it's navigating the health system or downsizing, these experiences can be challenging but they can also lead to new opportunities and growth. So approach them with a positive mindset, keep healthy, look after yourself and emerge stronger on the other side. You got this! 💪
