The GTA April 2021 sales data were published May 5th.
Sales were up significantly year over year.*
13,663 transactions reported in April 2021 vs 2,957 in 2020.
Average prices are up to $1,090,992 from $820,226
Continuing to lead the sales transactions are detached homes followed by condo apartments, townhomes and semi-detach properties.
When we compare the April 2021 data to March 2021 we noticed a reduction in transactions, new listings while no significant change in price was made.
The impact from COVID-19 has driven the demand for home ownership. It is expected that with vaccination and immigration opening up in the future, demand and price growth will occur again. As for now, it is anticipated that growth will remain moderate.

*A worthy note that April 2020 was the beginning of the economic impact of COVID-19 began and there was a lot of uncertainty.

What’s hot in the GTA?

If you have not heard February 2021 was hotter than the weather. The snow and cold did not stop buyers or sellers.
The number of sales up 52.5% from February 2020 sitting at 10,970
The average sale price up 14.9% from February 2020 now at $1,045,488
New listings up 42.6% year over year

Here are February’s average home price broken down by segment:
Detach home price is $1,371,791
Semi Detach home price is $1,050,820
Townhouse price is $858,025
Condo Apartment price is $642,346

The December 2020 sales data are in!
The number of Residential transactions up 64.5%
The number of new listings up 66.1%
The average selling price up 11.2%
All numbers are relative to December 2019.

When we look at the entire year of 2020 compared to 2019
Residential transactions increased 8.4%
Total new listings increased 2.6%
Average selling price increased 13.5%
Despite the pandemic real estate did well.
Detached homes saw the largest gain in 2020 most of the growth being outside the city of Toronto.
2021 will be very interesting as mortgage rates are low.
