Had the privilege of playing basketball outside of my newest listing (16 Jeffton Crecent) with the neighborhood young homies

Attention to detail matters when preparing your home to sell for top dollar. The effort you put in - buyers can feel - deep down into their nervous system. 🧠🏡🧘

Go the extra mile in presentation, and they’ll go the extra mile on price. ✨💰🤑

Some tips:

1. 🍃 Landscape.
Remove weeds and debris from both the grass and driveway. Removing just a few weeds can make the exterior look like a place buyers will feel proud to show off as their new home and give it a polished, well-maintained appearance.

2. 🧼 Deep clean every crevice of the home, down to the window tracks. Different buyers have different sensitivities. You have no idea—there can be a qualified buyer who is completely turned off by a property that matches their criteria and budget simply because of a single cobweb that was overlooked.

3. 📚 Declutter and organize the space.
Some buyers lack the vision to see what a space could be because of excess of furniture or clutter. If you have a bookshelf, organize the books by size and present them neatly on the shelf. Our environment becomes a part of us when we enter it. Cleanliness is next to godliness. Allow buyers to envision a place where they can truly call home and feel peace through how well the home is presented.

Client came with a condo he already wanted in mind, we found him a better one in a newer building in only one day of showings.

Some takeaways 💭

It’s important to calculate price per square foot not only in the building you’re purchasing but the immediate area as well. There can be some discrepancies as some buildings hold a premium over others - this is important in condo negotiations for Buyers, Sellers and Agents understand

Treat everyone involved in a transaction with respect, when people work together to make a deal happen it’s more likely to go through.

If a seller says not to bring an offer less than x amount, don’t listen. Do what’s best for you and makes absolute sense in the situation. An offer holds immense power, especially in this market . Gather info and act accordingly.
