The GTA housing market remained quiet in September as concerns about the economy, job security and borrowing costs kept many buyers on the sidelines.

A total of 5,040 homes sold, down 9% from September 2025. New listings also fell 14.4%, with 16,500 properties entering the market. The average selling price was $1,006,409, down 5.1% year-over-year, giving buyers more affordable options.

The condo market continues to face challenges, with lower prices and plenty of choice creating room to negotiate on price and terms. Sellers need to price realistically and be prepared for longer selling timelines.

Many buyers still want to purchase but are waiting for greater economic confidence. As we move through the fall, improved affordability could encourage more activity if that confidence returns.

The GTA condo market is still soft, but the underlying picture is beginning to change.

New and active condo listings both fell 14% year-over-year in August, helping bring months of supply down to 5.9 from 6.6 a year ago. Prices remain under pressure, declining 3.6%, but those declines are considerably milder than what was recorded earlier in the year.

Demand is also highly price-sensitive. Condos under $500K accounted for 39% of August sales, while activity also strengthened at the $1.5M+ end of the market. The middle price ranges remained more subdued.

What’s keeping GTA buyers on the sidelines?

August sales remained 27% below the 10-year average, with fewer new listings, economic uncertainty and higher fixed mortgage rates all contributing to a more cautious buyer mindset.

But demand isn’t moving uniformly. Condo sales below $500K rose 31% year-over-year, while Central Toronto continued to show relative strength — highlighting where affordability, location and buyer profile are making a difference.

For active buyers, ample inventory still provides room to be selective and negotiate.

GTA housing supply is tightening, but that doesn’t mean inventory is scarce.

New listings fell 14.1% year-over-year in August, marking the eighth consecutive month of annual declines.

One factor highlighted by Urbanation: some owners who purchased near the market peak are now reaching mortgage renewal with lower property values and higher borrowing costs, making a move-up more difficult.

At the same time, active inventory remains well above its 10-year average. The difference is that fewer new listings are entering the market, helping push the sales-to-new-listings ratio to 42% — its highest level of 2026 and back into balanced territory.

GTA home prices are still down, but the latest data is showing signs of a shift beneath the headline.

The average selling price fell 2.7% year-over-year in August to $993,410, but that decline narrowed from 4.5% in July. Meanwhile, the MLS® benchmark has been flat to slightly higher month-over-month over the past three months as housing supply continues to tighten.

It doesn’t mean prices have turned a corner, but it does suggest some of the downward pressure may be easing.

When viewing a home, natural light is easy to notice. What’s easier to overlook is when that light actually shows up.

An east-facing space may give you bright mornings but less direct light later in the day. West-facing exposure can mean warmer, brighter evenings. South-facing spaces often receive more consistent daylight, while north-facing rooms tend to offer softer, more even light.

There’s no universally “best” exposure. It comes down to how you live.

Think about when you’re typically home, which rooms you use throughout the day, whether you prefer warmer or cooler spaces, and how important direct sunlight is to you.

It’s a small detail to consider during a showing, but one that can have a noticeable impact on how your home feels every day.

Save this for your next home search.

Does the real estate market automatically slow down once summer ends? Not necessarily.

Fall can bring changes in inventory, buyer behaviour and competition, but those shifts aren’t the same across every neighbourhood, property type or price point.

Rather than making a decision based on the season alone, look at what’s happening in the market that matters to you.

Considering a move this fall? Let’s talk strategy.

Your outdoor space doesn’t have to close for the season just yet.

A few thoughtful changes like warmer textiles, seasonal greenery, better lighting and some preventative maintenance can help make your patio, balcony or backyard more comfortable as the temperatures cool.
