Hello friends and Real Estate enthusiasts! I haven’t posted an update in a while as I’ve been working day and night helping my selling and buying clients navigate the craziness that is the Toronto Real Estate Market. But today I thought I’d share a recent sale of mine that just closed.

We worked diligently on getting the home ready for sale, working with the Seller, contractors and staging professionals to get the home ready for its next owner. All our hard work paid off 10-fold when after only about 8hrs on MLS we received a very strong “bully” offer $200k over list. The sellers were ecstatic with our planning and ex*****on and said they couldn’t have done it without our help.

This home is located in the highly desirable Humewood-Cedarvale neighbourhood just north of St. Clair West. Final sale price was $2,200,000, a record for this style of home in the area.

MARKET UPDATE - Sales activity was extremely strong for the first full month of summer. Normally we would see sales dip in July relative to June as more households take vacation, especially with children out of school.

This year, however, was different with pent-up demand from the COVID-19-related lull in April and May being satisfied in the summer, as economic recovery takes firmer hold, including the Stage 3 re-opening.

Price growth was strongest for low-rise home types, notably within the City of Toronto. Despite more balanced market conditions in the condominium apartment market segment, year-over-year price growth remained in the high single digits.

Competition between buyers continued to increase in many segments of the GTA ownership housing market in July, which fueled a further acceleration in year-over-year price growth in July compared to June.

On top of this, we also experienced stronger sales growth in the more-expensive detached market segment, which helps explain why annual growth in the overall average selling price was stronger than growth for the MLS® HPI Composite benchmark.

SOLD - Congratulations are in order for my client who scooped up this gorgeous Penthouse unit located in the convenient Bathurst Manor neighbourhood of North York. Originally a long shot based on the asking price, we went to take a look just for fun and instantly fell in love. With 2 large bedrooms and 2 full bathrooms, an expansive rooftop terrace with views of the Toronto skyline and over 1400 sq. ft. of living space, this unit really has it all. After a few more weeks of showings and time to think, my client kept coming back to this unit - nothing could compare! I reached out to the listing agent warning them that we were coming in with an offer significantly under ask. Lo and behold, after some back and forth I was able to secure this property for $60,000 less than list price. My client couldn’t be happier and honestly neither could I.

Buying is a process but with the correct tools, patience and, most importantly, the right agent on your side, anything is possible.
