September’s numbers point to a market where buyers are still being cautious, but inventory is also tightening.

There were 5,040 GTA home sales in September, down 9% from last year, while new listings fell 14.4%. The average selling price came in at $1,006,409, down 5.1% year over year. Homes took an average of 34 days to sell and sold for about 98% of asking.

In plain terms, buyers have more time to make decisions, but fewer new listings are coming to market. If confidence improves while supply continues to fall, that balance could shift quickly.
