I provide you with practical suggestions on how to prepare your home so that it impresses and excites buyers. I recommend a listing price that’s the highest possible, without discouraging buyers. I prepare a game plan to promote your property to qualified buyers to ensure it sells. I prepare the promotional materials, including pictures and property description. I create an excitement in the marketplace about your listing. I tell my other private clients about it. I spread the word to other agents. I work with you to schedule showings and open houses, with as little inconvenience to you as possible. When someone makes an offer on your property, I skillfully negotiate so that you get the best price and terms. I take care of the dozens and dozens of details involved in selling a home, so you don’t have to worry about them. I help to ensure everything goes smoothly between signing the offer and closing the sale. You want your house to sell quickly and for the highest price possible. You also want the process to be trouble-free. That’s what I do for clients every day!

1. Core requirement: “Cultural heritage value or interest”

For a property to be designated, it must demonstrate cultural heritage value or interest. 

That value is evaluated using criteria set out in Ontario Regulation 9/06 (applied by Mississauga and all Ontario municipalities).

The 3 main criteria categories:

A property typically needs to meet at least one of these:

A) Design / Physical value
• Unique or representative architecture (style, construction, materials)
• High craftsmanship or technical achievement
• Example of a particular period or method of building

😎 Historical / Associative value
• Connected to a significant person, event, or theme
• Important to the development of the community
• Reflects broader historical patterns

C) Contextual value
• Important to the surrounding area’s character
• Visually or historically linked to its surroundings
• Landmark or defining feature of a neighbourhood

👉 In Mississauga, any designation report must clearly state whether the property meets these criteria. 



2. Evaluation and designation process

Even if a property seems historic, it won’t be designated automatically. The city follows a structured process:

Step-by-step:
1. Identify the property as a candidate
2. Research & evaluate against the criteria
3. Consult the Heritage Advisory Committee
4. Issue a Notice of Intention to Designate (public notice)
5. Allow for objections/appeals
6. Pass a designation by-law if approved
7. Add it to the municipal heritage register 



3. Types of heritage designation in Mississauga

A property can fall into different categories:

• Individually designated (Part IV)
• A single property officially protected by by-law
• Must meet the criteria above

• Heritage Conservation District (Part V)
• Entire area designated (e.g., Streetsville, Port Credit)
• Properties are protected as part of a group character

• Listed (not yet designated)
• Identified as potentially significant
• Given temporary protection while being evaluated 



4. What the city looks for in practice

When Mississauga evaluates a property, they typically require:
• Historical research and documentation
• Description of heritage attributes (what must be preserved)
• Often a Heritage Impact Assessment (HIA)
• Professional input (heritage consultant, architect, etc.) 



5. Key takeaway

To designate a property as heritage in Mississauga:
• It must meet provincial heritage criteria (design, historical, or contextual value)
• It must go through a formal evaluation and public process
• Final approval is done by City Council through a by-law
