“What i thought at the time was INSANE, and would MAYBE happen in TEN years. Came true in 5. “ …..

In 2021 I wrote this letter to myself. I thought it was such a cheesy thing to do, but I did it.

As Denzel Washington said:

Dreams without goals are just dreams. And they ultimately fuel disappointment. On the way to achieving your dreams, you must apply discipline and consistency. Without commitment, you’ll never start. But more importantly, without consistency, you’ll never finish.

I wrote down where I would be in 2031, the things I wanted to accomplish, where I wanted to live, how I wanted to live, where my money would come from and how much I’d be earning.

Not everything came to reality but the insane thing was that 99% of the stuff I had written down, has already been accomplished.

I’m rewriting this letter now and the s**t I wrote down honestly scared the hell out of me.

Shoutout Kendall Hutchinson. I’ll never forget the day I came home from a meeting with a mentor of mine in Tulum. Kendall was sitting by our condo pool and I said “I think we should cancel our flight home, and stay here in Mexico”. She didn’t even hesitate, she said “ok let’s do it”. You’ve been my biggest support system and I’m endlessly grateful for you having endless trust in me.

So, Tulum, here’s my little love letter to you. You’ve given me more than you could even imagine. These are just a few life lessons I’ve learned from 3 years in Tulum.

Our next chapter is here, and I’m so excited about what the future holds.

Here’s the breakdown most buyers never get:

Condo market value isn’t a guess… it’s built on a few things:
Parking, square footage, views..

The last sale of a truly comparable unit in the building is the ceiling the market has already agreed on.

“Comparable” isn’t just any unit. It’s the one with undeniable similarities to yours. Same layout, same finishes, same exposure. Same parking situation. That’s your benchmark.

👉 Now here’s where it gets interesting and where buyers either win or leave money on the table.

▫️Parking can swing the value by 60-80k (depending on the building)
▫️Waterfront or unobstructed view? Add 5-20k depending.
▫️Renovations? (This can go either way, if the buyer doesn’t connect with the choices made, a renovation can actually work against you.)

Our last comparable to this sale had parking, had a view and sold for $486k

We came in with a unit that didn’t check every same box but very similar, and we used that gap to negotiate down $69,000 from that benchmark.

The market is giving buyers conditions and leverage they haven’t had in years.

The floor plans are still there.
The buildings are still there.
The opportunities are real, but only if you know how to read it.

We just closed on the last transaction of the year..
