July’s TRREB market data points to a market that is beginning to tighten, while remaining highly price-sensitive.

Sales were down just 0.9% year-over-year, while new listings fell 17.8%. With fewer homes coming to market, buyers may face more competition for well-priced, desirable properties.

At the same time, the average selling price was down 4.5% from July 2025, showing that buyers remain focused on value.

For buyers: Fewer options may mean more competition for the right home, while overpriced properties still leave room to negotiate.

For sellers: Lower inventory can create an advantage, but pricing remains critical.

Overpricing can still lead to fewer showings and longer market times. The takeaway? Local market knowledge and thoughtful pricing matter more than ever.

Fewer listings doesn’t mean buyers will pay any price.
July’s TRREB numbers show new listings across the GTA fell 17.8% year-over-year, meaning fewer homes are coming to market, but buyers remain selective. If a home is priced too high, they may simply scroll past rather than make an offer.
