July, 2026: Toronto & GTA MLS® home sales: Odd Numbers
Greater Toronto, Ontario - Thursday August 6th, 2026 - TRREB - Toronto Regional Real Estate Board - President Daniel Steinfeld released today via MarketWatch the Board’s monthly residential statistical update for July home sales.
Lately we’ve seen an odd combination of falling inventory & prices… but rising sales. For July the market decided to change [Chart - 2026-07 TRREB Toronto & GTA Home Sales Year-over-Year Summary] things up just a bit: a healthy pop in the sales volume stat combined with moderately softening prices… and another significant YoY drop in the overall inventory numbers.
Two years ago this month - the July 2024 update posted that August - we led this blog with ““Home Shortage”? …Inventory Rising”... included in the headline, and the second paragraph of that post was, “Exactly four years earlier - referencing July 2020’s home sales statistics - we wrote, as the market rebounded from the "freeze" that was COVID-19, "July's 11,081 sales reported by Toronto and GTA Realtors® through the board's MLS® system - a new record for the month." We've come a long way…”. Wow. So long ago… pent up demand exploded as COVID waned - though part of that was driven by an amount of “frantic” with folks desperate to escape the crowded urban areas in favour of more breathing room - literally..."
