July, 2026: Toronto & GTA MLS® home sales: Odd Numbers

Greater Toronto, Ontario - Thursday August 6th, 2026 - TRREB - Toronto Regional Real Estate Board - President Daniel Steinfeld released today via MarketWatch the Board’s monthly residential statistical update for July home sales.

Lately we’ve seen an odd combination of falling inventory & prices… but rising sales. For July the market decided to change [Chart - 2026-07 TRREB Toronto & GTA Home Sales Year-over-Year Summary] things up just a bit: a healthy pop in the sales volume stat combined with moderately softening prices… and another significant YoY drop in the overall inventory numbers.

Two years ago this month - the July 2024 update posted that August - we led this blog with ““Home Shortage”? …Inventory Rising”... included in the headline, and the second paragraph of that post was, “Exactly four years earlier - referencing July 2020’s home sales statistics - we wrote, as the market rebounded from the "freeze" that was COVID-19, "July's 11,081 sales reported by Toronto and GTA Realtors® through the board's MLS® system - a new record for the month." We've come a long way…”. Wow. So long ago… pent up demand exploded as COVID waned - though part of that was driven by an amount of “frantic” with folks desperate to escape the crowded urban areas in favour of more breathing room - literally..."

June, 2026: Toronto & GTA MLS® home sales: A Floor Being Built? 🏗️
"Greater Toronto, Ontario - Friday July 3, 2026 - Toronto Regional Real Estate Board [TRREB] President Daniel Steinfeld this morning released the Board's monthly publication, MarketWatch, summarizing residential MLS® market activity statistics for June 2026. In an "Déjà Vu All Over Again" [credit: Baseball back-catcher & Hall of Fame inductee, Yogi Berra] from the prior [Chart - 2026-06 Toronto & GTA Home Sales & Average Price by Major Home Type] month, we saw a strong increase in sales while Total Active Listings declined significantly while prices moderated to a lesser degree compared to June 2025.

That's somewhat counter-intuitive, given that "Economics 101" suggests that with declining inventory and increasing sales, prices should strengthen. Obviously not what we saw. It's an "open quote" funny "close quote" market and has been for a while as most are no doubt well aware. As the report says, “...market conditions have tightened through the Spring”.

The report really is a "mixed bag," with - notably - sales of Detached homes in Metro Toronto significantly stronger, while Detached home..."

April, 2026: Toronto & GTA MLS® home sales: Sales Up; Prices, Inventory Down 🤷‍♂️

"Greater Toronto, Ontario - Tuesday May 5, 2026 - Toronto Region Real Estate Board [TRREB] President Daniel Steinfeld this morning released the [Chart - 2026-04 Toronto & GTA Home Sales Year-over-Year Summary] April ‘26 edition of the Board’s monthly publication “MarketWatch” giving a statistical update of residential MLS® market activity. In short, the numbers are somewhat “counter-intuitive” in that prices and inventory both came in lower than April 2025… but activity in terms of sales volume was up a respectable seven percent.

We’ll see if the numbers in the months to come get more in line with the “Statistics 101” supply / demand equation wherein - at the very least - prices should be rising as sales volume rises and inventory levels soften..."

February, 2026: Toronto & GTA MLS® home sales: Still "soft"; Looking Forward👀

Toronto, Ontario, Thursday March 5th, 2026 - The Toronto Regional Real Estate Board - TRREB - released the residential MLS® market statistics via its monthly “MarketWatch” update today reflecting continued softness in the home market… as most were already aware.

The numbers were pretty much as might have been expected with one of the only three “+” signs in the report being the [Chart - 2026-02 Toronto & GTA Home Sales & Average Price by Major Home Type] time it took to sell a home. That was higher which is, of course, actually a negative… at least from the sellers' side of the fence. From the buyers’ side the cheers go up again in hope of a return to some degree of mainstream affordability. Oh… and Detached homes and the Townhomes in Metro Toronto also managed to post marginal gains in the sales volume columns. Everything else was negative.

Much has been made of the drop in “New Listings” compared to last February. Some are even calling it a “game changer” positing that if inventory is dropping relatively hard but we still have “some” demand, then prices will stabilize and begin to rise… and we’ll be...
