🏡 DID CANADA’S FOREIGN HOMEBUYER BAN ACTUALLY HELP AFFORDABILITY?

A new discussion around Canada’s foreign homebuyer ban is raising an important question: Did it really address the biggest problem facing Canadian housing?

The federal ban was introduced in 2023 to restrict most non-Canadians from purchasing residential property. But economist Mike Moffatt says there’s little evidence it had a significant impact on affordability.

Why? Because the bigger challenge may be much simpler: Canada still needs more homes.

🏗️ SUPPLY remains a major issue — particularly family-sized housing.
📍 Foreign investment was largely concentrated in markets such as Toronto and Vancouver, yet the restrictions were applied nationwide.
🏢 Domestic investment and vacant properties also contribute to the housing conversation, with separate measures already introduced to address them.
🔑 One interesting proposal? If restrictions continue, allow foreign investment in new construction, where that investment could actually help create additional housing supply rather than compete for existing resale homes.

What does this mean for GTA buyers and sellers?

Housing policy makes headlines, but real estate is incredibly local. Inventory, interest rates, neighbourhood demand, property type and price point can matter far more when it comes to what your home is worth—or what you can afford to buy.
