* Highest number of overall sales for the month of June
* Highest ever ratio of sales-to-listings
* Listings were down 31% from June 2015
* Most condo sales in ANY month
* 16.8% average sale price increase from one year ago
* HUGE $107,000 increase in the June average sale price compared to June 2015
* Toronto condo and house prices are diverging at an increasing rate – almost 20% year-over-year price increases for detached and semi-detached houses versus 7% for condos

Buying any home, whether it's a condo or a house, requires compromise from the buyer. There's rarely the perfect home within someone's budget and neighbourhood of choice.

Here are a few of the 'compromise' points to consider...

* Understand that no home is perfect, so budget for necessary repairs or improvements that may need to be done right away.

* Ignore the seller's decor. If you can live with some cosmetic ugliness for a while, just do so. You don’t need to do everything all at once.

* A BIG one... get your financing in order. In a competitive situation which often happens in Toronto's busy market, you need to come in with a clean offer. Most sellers with several other offers on the table aren’t going to look seriously at an offer with conditions.

* Be ready for a quick or long closing. If the seller needs a specific closing date or more time, make your closing date as attractive to the seller as possible.
