Selling your home can feel very daunting, especially when you’ve put off improvements and minor repairs. After over 7 years in my condo I went for it this year knowing I had a list of tasks ahead of me! It’s important to strategize where to put your efforts to maximize your return. This is what I felt was most strategic for this type of property:

▪️Removal of any furniture that would not be utilized in staging

▪️New Flooring (I had beat up brown flooring and this was top priority)

▪️New light Fixtures, Door Handles and Faucets.

▪️New Backsplash (the taupe had to go)

▪️Refaced all of my kitchen cabinet drawers and doors

▪️A fresh coat of paint (of course after 7 years!)

▪️Cleaning my oven was particularly labour intensive 😬

▪️And of course amazing staging by

All of my hard work paid off, I was lucky to sell at a great time and with 7 offers it was one of the best sales for this floorplan in the building.

Well this happened a minute ago! With all of our summer plans we didn’t immediately get a chance to raise a glass to a successful sale. Some kind of celebratory mark being such an important part of this kind of move, be it with a Buyer or Seller.

Selling a home is such an intimate experience, constant contact and communication and spending a lot of time together in a very personal space. It’s so important to trust and actually like your realtor. I feel so lucky to work with such amazing people and be able to work together on these big life changes.

The market continues to be active! It’s a different market than we have more recently been used to but it’s moving with the right strategies!

Market Stats for the City of Toronto between the peak in April and the month of June. Average prices remain up year over year and trend down month over month. Solely the result of a steep increase in interest rates?

Many Buyer and Sellers are taking the summer off to see where things land and enjoy one of the more fun summers we’ve had in a couple years. Many are expecting the fall to bring a resurgence of interest and motivation but none of us have a 🔮✨

Buyers, it’s a great time to house hunt, take your time and have a little more control over the process! There are some great opportunities!

Sellers, value increases of 15% a year are not sustainable, values are still up year over year and if you aren’t treating your home like a stock then you are likely in good shape! Always try to buy and sell in the same market!
