Here is something you can use right now, whether you work with me or not.
Before you hire any real estate agent, ask them this one question:
"Can you show me, in writing, how you evaluate pricing in my specific neighbourhood? Not the city. Not the zip code. My specific neighbourhood."
If they can show you a written, documented answer that demonstrates real knowledge of the
micro market dynamics in your area, they have done the work.
If they cannot, they are operating on general knowledge and good energy. For a decision this important, it is not enough.

Here is what it feels like when your agent has documented expertise versus when they do not.
When they have it: you ask a question about pricing in your neighbourhood and they answer with specific comparable data, neighbourhood trends, and an honest assessment of what the market will support. You feel informed. You feel protected. You feel confident.
When they do not: you ask the same question and they say "let me get back to you on that."
Or
they give you a number that feels like it was designed to make you happy rather than to prepare you for what the market will actually do. You feel uncertain. You wonder if you chose the right person.

The first experience builds trust. The second one costs money.

Here is the most expensive mistake I see buyers make in this market: they choose their agent based on personality instead of documented expertise.

Personality is important. I am not dismissing it. But personality does not protect you when the inspection reveals something unexpected. Personality does not help you when the appraisal
comes in below contract price. Personality does not tell you whether a specific neighbourhood’s school district will drive resale value or create hesitation five years from now.

Documented expertise does.

Before you hire anyone, ask this: Can your agent show you, in writing, what they know about the specific market where you are buying or selling?

Not their marketing. Their actual, published knowledge.
