JULY MARKET UPDATE

July continues to show a market where buyers have choice and value matters.

Detached prices were down 4% year-over-year. Semis/rows were down 6%, but were the fastest-moving segment at just 20 days on market. Condos remained relatively stable, down only 1%, although taking longer to sell.

….Buyers are out there…but they’re selective. Pricing and presentation matter more than ever, while buyers continue to benefit from more options and the power to negotiate.

While visiting friends at their family’s cottage on Lake Kahshe, these old tools caught my eye. They’re a reminder that cottages aren’t just places—they’re collections of memories, traditions, and decades of hard work by the families who care for them.

Potential….it’s one of the most valuable things a Realtor can help a buyer see.

When you’ve toured thousands of homes, you start to look past dated finishes and focus on what could be.

One of the things I’m loving about AI is that it helps turn conversations into visuals.

Instead of saying, “Imagine black windows, updated lighting, a modern driveway and a fresh exterior,” I can actually show buyers and sellers what those changes might look like.

These before and after images are of my current listing at 56 Grangemill Crescent. The “after” isn’t a renovation plan…it’s simply one vision of how thoughtful cosmetic updates could completely transform the home’s curb appeal.

For buyers, it’s a chance to see beyond what’s there today.

For sellers, it’s a reminder that sometimes a little vision goes a long way.

…..It’s all in the details…..
One of the things I love most about Midtown Toronto homes is discovering the craftsmanship and character that simply can’t be replicated today. Leaded glass windows, ornate cast iron radiators, original newel post lighting, rich wood staircases, and handcrafted millwork all tell the story of the families who have called these homes their own over the decades.

I’m a complete sucker for historical details. They remind us that a home isn’t just a place to live, it’s a piece of history to be preserved, appreciated, and passed on to the next chapter.

I may be biased, but I think these historical features are what transform a house into something truly special. Every time I walk into a home with original character intact, I can’t help but wonder about the generations who walked the same stairs, turned the same doorknobs, and gathered in those same rooms.

SOLD OFF MARKET | Davisville Village

This sale is a perfect reminder that real estate is about relationships.

My client, and good friend, was preparing to downsize, and together we were getting her home ready for market. We spent weeks packing, purging, and creating a thoughtful staging plan to showcase the property at its best.

While sharing details of the upcoming listing with a colleague who had recently sold a similar home in the neighbourhood, she mentioned that one of her buyers had missed out and was still actively looking.

I suggested the buyer’s agent reach out.

Within days, the buyer toured the home, fell in love, and submitted an offer. Just three days later, we had a very happy seller, a very happy buyer, and a home sold before it ever hit the market.

The Central Toronto market continues to shift toward balance.

Prices across detached homes, semis, and condos all moved lower compared to last year, while homes generally spent a little more time on the market. Buyers have more options, more negotiating power, and more time to make decisions than they did during the peak market years.

At the same time, over 1,200 properties changed hands in May, proving that motivated buyers and sellers are still making moves.

The market isn’t standing still…it’s adjusting. Well-priced homes are selling, but buyers are being more selective and value-conscious than we’ve seen in recent years.

This isn’t a buyer’s market or a seller’s market…it’s a pricing market. Homes that are positioned correctly are attracting attention, while overpriced properties are facing increased competition and longer selling times.
