This house was truly a gem.

The lot at 52x150 is quite big, big enough for a new house. The entire street is in the process of custom McMansion construction.

I’m not surprised how quickly this house sold.

TOILET 🚽

Client took possession and now on with the upgrades.
If there is one upgrade I recommend on a tight budget, it’s changing the toilets. 🚽
And taking out old carpet.
That’s it.
Toilets are a must if the house is older, just peace of mind, and it’s the only appliance with the highest skin exposure.
I’ll leave you guys with that note.

Final walk through before taking possession of the property. One of the most essential stages of the sales process.
Photo 1 , the MLS marketing photo, great looks good, professionally taken.
Photo 2, my photo for comparison, sellers cleaned up well. Everything good.
Photo 3, they left a some sort of TV looking-thing in the basement.
I generally like to do the final inspection 2-3 days before closing.
Should the new home owner come? YES. However I suggest during the day so we can inspect outside, sometimes it’s difficult to meet the scheduling. Day time is the best time.
Always do a final walk through, it’s not really about the sellers leaving damages , it’s more so the garbage left behind.
