July Market Update 🏡📊

The latest numbers from TRREB are in. Here’s a quick look at the GTA housing market in July 2026:
🏠 5,995 home sales, down 0.9% year-over-year
📋 14,484 new listings, down 17.8% year-over-year
💰 $1,003,956 average selling price, down 4.5% year-over-year
📉 MLS® HPI Composite Benchmark down 4.6% year-over-year
📈 Home sales increased month-over-month, while new listings declined

With significantly fewer new listings coming to market, conditions tightened through July, meaning active buyers faced more competition for available properties.

As we head toward the fall market, inventory, borrowing costs and buyer confidence will be important factors to watch.

🏡 Market Report – April 2026

The April TRREB market update points to a spring market that's gaining momentum across the GTA.

Sales were up 7% compared to April 2025, while new listings declined 9.3% year-over-year — meaning more buyers are competing for fewer homes. On a month-over-month basis, sales grew at a faster rate than new listings, hinting at increased competition in some neighbourhoods.

Pricing remained softer year-over-year, with the average selling price coming in at $1,051,969 — down 4.9% from April 2025. That said, prices edged up month-over-month from March, a signal worth watching as we move deeper into spring.

For buyers who've been waiting on the sidelines, conditions remain relatively affordable — but the window may be narrowing if listings stay tight and sales continue to climb through the rest of 2026.
