2020 Assessment Update
The Ontario government has announced that the 2020 Assessment Update has been postponed. They have indicated that property assessments for the 2021 property tax year will continue to be based on the fully phased-in January 1, 2016 current values. This means your property assessment for the 2021 property tax year will be the same as the 2020 tax year, unless there have been changes to your property.

In 2016, we mailed a Property Assessment Notice to every property owner in the province – assessing more than five million properties in Ontario. Your 2016 Notice reflects the assessed value and classification of your property as of January 1, 2016 and this will be used as the basis for calculating your 2021 property taxes.

BEWARE: A recurring scenario has fraudsters using legitimate for lease or sale listing information to post false rental listings online. Many of these fraudulent listings may advertise a rental amount lower than what similar units may lease for, they may request that a deposit or first and last month's rent be sent to them via wire transfer before a property may be viewed or to secure the lease, or they might note upfront that due to certain circumstances, no in-person visits, to or inside the property, are possible.

Fraudulent Online Lease Ad


Recently, a property for sale in Etobicoke was fraudulently listed online for lease, and money was transferred from the prospective lessee. However, once the promised keys were not sent to them, they found the property for sale online and contacted the listing salesperson.

In order to guard against such fraudulent activity, my advice is to always use a Reputable Real Estate Agent, like myself, to assist you in your Purchase, Sale Lease/Rent.

If looking to Rent or Lease, Beware: not all ads are legitimate. Be cautious about below-average rental amounts, the request for a deposit or first and last month's rent via wire transfer, no property photos available, or no in-person visits to/inside the property, as these could be indicators of fraudulent activity. They should also be cautious about opening attachments in any emails they receive

Great News for Home Buyers & Sellers -

Realtors and Toronto Real Estate Board have consistently opposed municipal land transfer taxes across the GTA, including during the recent municipal election.

For York Region, the province moved to shut down York Region's ability to gain the necessary powers that would enable them to move forward with the implementation of such a tax.

Land transfer taxes can create barriers to movement and to home ownership. Less taxes mean more fairness and choice.

This is especially true in terms of housing supply and increasing mobility and options for buyers and sellers, helping to achieve larger goals in terms of housing supply, such as eliminating the number of spare bedrooms and moving toward right-sizing housing.

TREB (Toronto Real Estate Board) will continue to monitor this issue across the GTA and will continue to fight for relief on existing land transfer taxes or against the imposition of new ones, as appropriate.

Avg selling price for condos to July 2018
GTA Up by 5.4 per cent year over-year to $561,338.
City of Toronto, at $603,480 – up 6.5 per cent compared to Q2 2017.
Average price growth more than twice the rate of inflation
Condo Sales in Q2 2018 was 6,837– down 16.5 per cent from 8,188 sales reported in Q2 2017.
New condo listings down by 15.9 per cent on a year-over-year basis.
The fact that sales and new listings were down by similar annual rates suggests that market conditions have remained similar over the past year, which has supported continued price growth.
First time buyers continue to be a key driver of condominium apartment demand.

CONDO MARKET UPDATE - JULY 2018
The average selling price for condos sold in the 2nd quarter of 2018 was up by 5.4 per cent year over-year to $561,338.
The highest average selling price was in the City of Toronto, at $603,480 – up 6.5 per cent compared to Q2 2017.
Condos have outperformed other housing types over the past year, in terms of price growth. It has been a seller’s market in many neighbourhoods for this home type, which is why the average price growth is more than twice the rate of inflation.
Condominium apartment sales through TREB’s MLS® System amounted to 6,837 in Q2 2018 – down 16.5 per cent from 8,188 sales reported in Q2 2017. However, the number of new condominium apartment listings was down by 15.9 per cent on a year-over-year basis.
The fact that sales and new listings were down by similar annual rates suggests that market conditions have remained similar over the past year, which has supported continued price growth.
First time buyers continue to be a key driver of condominium apartment demand. The relative affordability of condos versus low-rise home types, especially with the onset of stricter mortgage qualification guidelines and generally higher borrowing costs, has also been a key factor underpinning tight condo market conditions and continued average price growth.
For many, condos are the only realistic housing option, even if they may prefer a different lifestyle. There is simply not enough supply of housing to meet the need for home types between detached homes and condominium apartments.

Your Landlord must compensate you with ONE MONTH’S RENT:
New Law - Ontario
To protect tenants from eviction due to abuse of the "landlord's own use" provision which saw some landlords terminate a lease only to turn around and re-lease the unit to a different tenant for a higher rent, the government introduced three provisions related to when a landlord terminates a lease for "own use":
1. only landlords who are individuals can terminate a lease for "own use," not corporations;
2. landlord is now required to demonstrate that they need the unit for a minimum of one year;
3. tenant must be compensated for one month's rent for lease termination, or be offered another acceptable rental unit;
4. if landlord acts in bad faith, they could face a fine of up to $25,000.
