When I first arrived in Toronto in 2003, I learned that home is built by the people around you. Every client, neighbour, and friend I have met since has added something special to my story. Thank you for trusting me with yours.

Not every “ugly” home is a bad buy. 🏡

Tired paint, dated lights, and old carpet can scare buyers away.

What buyers are really waiting for:

TRREB released September numbers. GTA sales were 5,040, down 9% from last year. New listings also fell, down 14% to 16,500. The average price was $1,006,409, down 5% from last September.

TRREB says buyers are in a holding pattern. They are not waiting on prices. They are waiting for confidence in jobs and borrowing costs.

Just last week, RBC reported Toronto condos are the most affordable since 2017. Affordability is here. Confidence is next.

With listings falling faster than sales, supply is tightening. When confidence returns, well-priced homes will move first.

Good news for Toronto buyers.

RBC reports condos just hit their most affordable level since 2017. Toronto saw the biggest improvement of any major city.

But the window may be closing.

Rising bond yields are pushing fixed rates higher. More Bank of Canada hikes are expected in 2027. RBC predicts affordability will start slipping again.

Two signals in today’s market, and both matter for your plans.

Borrowing costs are lower than the headlines suggest. The lowest insured 5-year fixed rate today is 4.59%. Fixed rates follow bond yields, not the Bank of Canada. You do not need to wait for a rate cut to make your move.

New supply is drying up. Toronto started just 156 new condo units in six months. The decade average is about 7,000 a year. Rental starts are up 82% and now outpace condos for the first time since 1994.

Homes are also taking longer to sell. Condos averaged 36 days on market in Q2, up from 32 a year ago. Townhouses moved fastest at 24 days.

Less supply today can support prices tomorrow. For buyers, this is a window worth using. For owners, it is a reminder that well-chosen real estate builds long-term wealth.
