A few things I’m guilty of as a realtor 😅

Consider this my confession.

I’ve talked clients out of homes I knew weren’t right, even when staying quiet would’ve been easier. I show up to inspections myself because I want to see what they see. I read every line of every contract, because that’s where surprises like to hide.

I negotiate like it’s my own money on the line. I text back at 11pm. And long after closing, I still pick up the phone. Keys change hands. The relationship doesn’t.

If caring this much about my clients is a crime… I’d be doing time. 🏡

If you’re hoping to sell before the end of the year, don’t let these three mistakes slow you down. 🏡

1️⃣ Overpricing. Buyers compare closely in the fall market. A home priced too high sits — and a home that sits loses momentum fast.

2️⃣ Skipping seasonal curb appeal. Cooler weather changes how your home looks from the street. A few small touches keep it feeling warm and welcoming.

3️⃣ Ignoring market timing. Every neighbourhood moves at its own pace. Listing at the right moment can mean a quick sale instead of a long wait.

Thinking about selling before December? Let’s build a plan around your home and your goals. Send me a message — I’d love to help.

Swipe before you start touring homes 🏡 A few things worth doing before your first showing:

1️⃣ Get pre-approved — know your number before you fall for a listing
2️⃣ Pull your credit report and clear up any surprises early
3️⃣ Set a real budget that includes closing costs, not just the down payment
4️⃣ Make a short list of neighbourhoods, not just houses
5️⃣ Ask your agent (that’s me!) any question, always
Save this for when you’re ready 📌

There’s something magical about a night at the theatre with the one you love 💫 Roberto and I saw The Great Gatsby at the Ed Mirvish, and the evening got even better when we bumped into friends in the lobby. Small moments like these remind me why I love this city so much!

“Big industry news today: Real and RE/MAX Holdings are combining to form Real REMAX Group 🏡 Here’s what it means for you (spoiler: your experience with me doesn’t change) “You may have seen the headlines. Real and RE/MAX Holdings just got approval from their shareholders to combine. Together, they’ll form a new company called Real REMAX Group.

Here’s what that means, simply. RE/MAX is the brand many of you know, with agents all over the world. Real is a newer, tech-focused brokerage. This deal brings their strengths together.

For you as a buyer or seller, nothing changes today. Your agent, your local market knowledge, and your Concierge experience stay exactly the same. Big companies merge behind the scenes all the time. What matters most is still the person guiding you through your transaction.

I’ll keep you updated as this moves forward. As always, I’m with you beyond the transaction.”

MYTH: You should wait for interest rates to drop before buying. 🚫

FACT: Timing the market perfectly rarely works out — and rising home prices can outpace what you’d save waiting on rates. You can also refinance later if rates drop.

Curious what today’s rates actually mean for your budget? Send me a DM.

2️⃣ Land transfer tax rebates can save first-timers thousands
3️⃣ Some lenders offer reduced-rate first-time-buyer mortgages
4️⃣ RRSP/first-time buyer withdrawal programs can boost your down payment

🏡 TORONTO MARKET UPDATE — JULY 2026
Curious what’s really happening in Toronto real estate right now? Here’s your breakdown, straight from the data. 👇

📊 THE BIG PICTURE

• Average sale price: $1,003,956 (down from $1,051,600 last year)
• New listings: 14,484 (down from 17,623)
• Homes sold: 5,955 (down slightly from 6,047)
• Days on market: 45
• Sale-to-list price ratio: 97%

🏢 CONDOS

• Average price: $672,807
• 1,054 sold — up 2.5% from last year
• Just 37 days on market on average
• Selling at 97% of asking

🏘️ SEMI-DETACHED

• Average price: $1,122,326
• 233 sold this year
• 24 days on market
• Selling at 101% of asking — still seeing multiple offers

🏡 DETACHED

• Average price: $1,547,928
• 691 sold
• 24 days on market
• Selling at 101% of asking

💡 WHAT IT MEANS FOR YOU

With fewer new listings hitting the market, buyers have less to choose from — and that’s keeping competition steady, especially for semis and detached homes. If you’ve been waiting for the “right time,” this could be it.

Thinking about buying or selling in this market? Let’s chat about what these numbers mean for your next move.
With you beyond the transaction. 💛
