GTA Homebuyer Competition Weakens Further
As someone who’s spent over a decade helping clients buy and sell homes in the GTA, I’ve seen how quickly market dynamics can shift. In Mid-Q3, only 2% of qualifying GTA neighbourhoods experienced overbidding—down from 3% earlier in the quarter. That means buyer competition eased even further, making bidding wars increasingly rare. Out of 267 qualifying neighbourhoods, 97% were underbid and just 1% sold at asking price. Interestingly, the gap between condos and single-family homes kept narrowing: 95% of single-family neighbourhoods saw underbidding, compared to 98% for condos. With 4,200 homes sold across the GTA in Mid-Q3, 79% sold below asking. Even single-family homes, which had previously resisted softer demand, followed this trend. As an experienced GTA Realtor, I see these quieter periods as opportunities—less competition often means more negotiating power for buyers.

Toronto Buyers Are Combining Condo Units
Toronto’s presale condo landscape is evolving, with a noticeable trend among buyers: combining smaller units into spacious, customized homes. In my experience navigating the GTA real estate market, this is a clear response to shifting buyer priorities. For example, a boutique development near Yorkville and the Annex is about 40% sold, largely thanks to purchasers merging suites into homes averaging around $3M—prioritizing comfort and livability over quick investment turnover. Meanwhile, a north Toronto project adjusted its approach by reducing its total unit count to around 500, offering more generous two- and three-bedroom layouts. These projects are resonating with downsizers and those seeking a higher standard of living, even if it means a longer sales cycle than the city’s previous condo booms. One project is proceeding with its own capital despite modest presales, while the other is pacing itself with a 2027 construction goal, tied to financing milestones. As someone who’s guided clients through Toronto’s changing market, I see these developments as a sign of how our city’s real estate is adapting to true end-user needs.

Greater Toronto Buyers Find Value as Home Prices Adjust
As someone who’s spent over a decade navigating the GTA real estate market, I keep a close eye on the numbers that matter. This August, nearly 80% of homes in the Greater Toronto Area sold below their asking price—specifically, 79.3% of transactions closed under list, with the median discount sitting at 3%. The average sale price landed at $855,000, marking a 1.16% dip from July and a 4.79% decline compared to last year. These figures highlight just how much negotiation power can shift, depending on the home’s type and location. Whether you’re considering buying or selling, understanding these trends is key to making informed decisions in today’s evolving market.

Toronto Condo Closings Reveal Deeper Debt
The recent wave of Toronto condo closings is exposing just how much deeper household debt can run beneath the surface. With falling appraisal values, many preconstruction buyers are now facing gaps between what they owe and what lenders are willing to finance—often scrambling for extra funds at the last minute. Having navigated countless GTA transactions over the past decade, I’ve seen how mortgage payments alone rarely tell the whole story. It’s not just about the mortgage: credit cards, lines of credit, and even rental property losses can quietly add up in the background. The real question for buyers and investors is—what’s actually funding your shortfalls? Paying down cards can help, but if there’s an underlying deficit or persistent rental loss, those balances can rebuild fast. I recently reviewed a case where a $350K interest-only second mortgage at nearly 10% came with over $44,000 in upfront charges, pushing first-year costs to about 26% of the borrower’s net cash. For anyone navigating Toronto’s condo landscape, it’s essential to look at the entire financial picture. Closing on a unit is just one piece; the real challenge is ensuring your overall plan is sustainable for the long term.

Home affordability finds its footing, but rising rates could change that
We're seeing some positive shifts in housing affordability across Canada, thanks largely to declining home prices—particularly in key cities like Toronto, Vancouver, and Montréal. Even as the average five-year fixed mortgage rate edged up to 4.55% in August, the effect on monthly payments has been minimal so far. With over a decade of experience navigating the GTA real estate market, I always keep a close eye on how changing rates interact with property values. These trends highlight why it’s so important to stay informed and adaptable in our ever-evolving market.

Industry Updates: Single-Family Sales Rise, Resale Supply Tightens, Cultural Programming Expands
As someone who’s been helping clients navigate the GTA real estate market for over a decade, I’m always tuned in to shifts in our industry. Recently, single-family home sales saw an uptick in the Greater Toronto Area, thanks in part to the expanded HST rebate. At the same time, resale supply is tightening, which could mean we’ll see upward pressure on prices in the coming months. While condo sales aren’t showing the same momentum, it’s worth noting that housing starts have dipped slightly. There’s also an interesting development: Toronto has launched an AI pilot to streamline building permits. These changes reflect how dynamic and fast-paced our market can be, and underscore the importance of staying informed to make confident decisions—whether you’re buying, selling, or investing.
