When a home sits unsold through the spring and summer, it’s easy to assume the market is the problem. But sometimes, the right preparation can change everything.

Less than two weeks ago, our sellers reached out after struggling to sell their home with another agent. We immediately saw its potential — but we also knew we had to move quickly to get the home market-ready in time to catch the fall market.

The home had been marketed as a three-bedroom, but one bedroom wasn’t fully enclosed. The kitchen and walls looked tired, and the backyard and exterior needed attention. It wasn’t a lost cause — it simply needed a strategic reset.

So we got to work.

We properly enclosed the bedroom, painted the home, refreshed the kitchen cabinets, and replaced the countertops with a clean undermount sink and stylish black faucet. Outside, we painted the front porch black for a sharper, more contemporary first impression. In the backyard, we pressure-washed the deck and added fresh plantings to create a more inviting outdoor space.

Then our fabulous stager came in and brought it all together, transforming the home from worn and overlooked to polished, welcoming and market-ready.

We listed on Thursday and made the property readily available for showings from day one. We hosted an agent open house, followed by public open houses on Saturday and Sunday. Both public open houses were extremely well attended, and the feedback was overwhelmingly positive.

By Sunday, it was SOLD.

The result? Well over the asking price — and for more than our clients paid in 2021, at the height of the COVID-era buying frenzy.

In a very different and challenging market, that outcome was especially rewarding.
