June brought a 1.7% drop in average price (expected), and a 5.2% year-over-year decline (worth watching).
Sales matched May—a small win—but we have now set all-time record-high active listings in the GTA in 3 consecutive months.
That gap between buyer expectations and seller reality? Still wide and very frustrating!
With more properties prepping for fall, we’re likely heading toward even higher inventory. The result? A sharper divide between what sells and what doesn’t.

📉Today, the Bank of Canada announced another 25-basis-point interest rate cut, adding to the multiple cuts we saw in 2024.
Normally, I would expect this news to spark a busy spring market. But that has yet to play out amid ongoing economic uncertainty.
Although February is typically a strong month for sellers, sales have been at historic lows for months—so it wasn’t surprising that February 2025 followed that same trend, especially after factoring in a major trade war.
At the same time, the current economic and political climate appears to be weighing on homeowners’ willingness to list, as new listings dropped from January to February for the first time since 2009.
