A lot of buyers think the offer is where the house is won or lost.
Sometimes it is.
But more often, the real work happens before we ever start filling out paperwork.
We are trying to understand things like:
What does the seller actually care about?
How much competition is there likely to be?
What terms would make this offer feel easy to say yes to?
Because the highest offer does not always win.
Sometimes it is the cleanest offer.
Sometimes it is the most certain one.
Sometimes it is simply the offer that solves the seller’s problem.
That is why buying a home is not just about deciding what you are willing to pay.
It is about understanding the situation well enough to know where to push, where to hold back, and when to move decisively.
That part happens long before the offer is submitted.
