Now that you know the basics, a few of you asked how much to expect when budgeting for closing costs.

1. Land Transfer Tax🏡
For the City of Toronto you need to add Municipal land transfer tax.To help you determine the amount, the “Land Transfer Tax Calculator Ontario” can help you with this!

2. Lawyer Fees🏡
Typically $500-$1000 plus Title insurance of $300 purchase through lawyer.

3. Adjustments 🏡
These adjustment fees varies as it may include Seller’s pre-paid utilities, property tax, and/or condo maintenance fees.

4. Home Insurance🏡
A valid home insurance policy is typically required by your lender. This amount can say from $50-$100/month.

5. Home Inspection🏡
Home inspections are commonly recommended as a condition to your offer. Typically costs around $300-$500.

💲Fees paid at the day of closing by both sellers and buyers. These fees can cover lender expenses, taxes and insurance.

💲These costs range anywhere from 1.5 to 4% of the purchaser price.

Writing multiple offers at the same time? Make sure you consider the risks. 😬

🏡Buyers are finding it very difficult to have their offer accepted without someone else coming along with a better offer, causing buyers to write offers on multiple properties at the same time.

🏡The biggest risk you may face in this situation is losing your deposit, where there are other risks such as not being taken seriously by sellers, it isn’t ethical practice, and you may rush into a deal you are not comfortable with.

🏡When waiting to hear back from an offer, tell your agent that you need an answer from the seller today, and if you don’t hear back you will place an offer on another property the next day. This simple method eliminates the waiting game and shows the seller that you are serious.
