Killdeer Cres β€” $4,220,000. 101% of list. Also 2 days.

The 12-month rolling average is holding at $2,320,141 β€” essentially flat with April and above $2.3M for twelve consecutive months. That's your real benchmark.

8 of 25 active listings are past 30 days. The Lumley Ave listing β€” $7,295,000 β€” is now at 54 days, up from 26 in April. The market is being patient with it, but not indefinitely.

For buyers β€” inventory is up, but well-priced homes move fast. Know what you want and be ready.
