There's a clear shift happening in home design right now, and it's worth paying attention to if you're planning a renovation or just curious what's resonating with buyers.

Palettes are getting warmer — deep greens, clay, burgundy, layered neutrals with real depth. Kitchens are being designed around storage and function as much as looks. Outdoor space is getting the same intentional treatment as the rooms inside. And wellness has expanded well past the bathroom, into reading nooks, natural light, and quiet spaces throughout the home.

Settling back into rhythm. 🏡

June saw Moore Park return to its usual post-spring pace — just 2 homes sold after May's high of 7. But pricing didn't slow down with it: the 12-month rolling average held at $3.39M, up 1.5% year-over-year.

On Glenrose Ave, a 5-bedroom detached worked through price corrections before selling for $3.33M. The month's second sale moved even faster — $1.99M, full asking price, in 18 days.

10 active listings, 5 months of inventory — a genuinely balanced market for both sides.

June saw Lawrence Park's sales volume double year-over-year to 6 homes — the third straight month of rising activity. But it's not a hot market yet: on Bayview Wood, a 5-bedroom estate that started at $11M finally found its buyer after three price corrections, closing at $8.9M in 41 days.

6 homes sold. 39 days average on market. And with 5.8 months of inventory, buyers still have real room to negotiate.
