Midtown Toronto looks like a bright spot on the surface. But the details tell a different story.

The July numbers:
• 70 sales
• 3.9 months of inventory vs. 4.6 citywide and across the GTA
• Sales-to-new-listings trend at 39.9%, right on the buyer/balanced market line
• Composite benchmark: +0.3% year over year
• Detached: -1%
• Attached: -5%
• Townhomes & apartments: -6.1%

So while the headline benchmark is slightly up, every property type is down year over year.

The strongest signal in Midtown right now?
➡️ Tighter inventory.

The headline price/number isn’t the whole story.

The buyers are speaking.

One of the biggest surprises in the latest Urbanation report wasn’t just that condo sales increased 14%—it was who is buying.

Sales of condos under $500,000 more than doubled compared to last year, suggesting first-time buyers are becoming much more active.

First-time buyers are often the first group to move when affordability starts improving. It doesn’t guarantee where the market is heading, but it’s definitely a trend worth watching.

A buyer can’t make an offer on a home they never get the chance to see.

Most sellers focus on price, but access can be just as important.

Restrictive showing schedules can unintentionally reduce interest, especially for working professionals, families, and out-of-town buyers with limited availability.

Everyone watches prices.

I watch inventory.

Why? Because inventory is usually the first indicator that tells us where the market is heading.

In the latest Urbanation report, active listings are down 13%, and new listings have now declined for six consecutive months.

That doesn’t mean we’re in a seller’s market—but it does suggest the market is becoming tighter.

If this trend continues, it could have a much bigger impact on future prices than today’s headlines.

Most people probably don’t realize that Italian Nutella and Canadian Nutella can look and taste a little different.

The Canadian version is darker, comes in a larger plastic container and is made in Brantford, Ontario. The Italian version comes in the classic glass jar and, to me, tastes richer, more hazelnut-forward and slightly less sweet.

There isn’t one GTA condo market.

There are dozens of local markets, and they’re all moving at different speeds.

The latest Urbanation data shows Central Toronto condo sales were up 12% year over year, while the 905 continued to see steeper price declines than the City of Toronto.

What does that mean?

If you’re a buyer, there may be excellent value in parts of the 905.

If you’re a seller, your strategy shouldn’t be based on what’s happening across the entire GTA - it should be based on what’s happening in your neighbourhood.

Real estate has always been local.

The smartest decisions come from understanding your specific market, not just the headlines.
