Who actually avoids the extra foreign buyer taxes in Ontario and Toronto? 🏡💸

Even with changes to the federal foreign purchase ban, local tax rules still apply. Exemptions may exist for:

1️⃣ Nominees under the Ontario Immigrant Nominee Program (OINP)

2️⃣ Individuals with officially recognized protected person status

3️⃣ Foreign nationals purchasing jointly with a qualifying spouse (e.g., a Canadian citizen or PR)

⚠️ Key conditions apply—such as occupying the home as your principal residence within 60 days of registration, or qualifying for a rebate if you become a PR within 4 years.

Remember: qualifying for a tax exemption doesn’t automatically exempt you from the federal purchase ban. Always have a real estate lawyer review both sets of rules before submitting an offer!
