Mould is one of the most searched topics in real estate, but it is also one of the most misunderstood.

Here are 3 simple facts every homeowner should know:

1. Mould is everywhere. Spores naturally exist indoors and outdoors. The goal is not to eliminate every spore, but to prevent mould from growing to problem levels.

2. Mould needs the right conditions to grow. That includes spores, a food source, the right temperature, and moisture.

3. Moisture is the part you can control. Reduce excess moisture and you reduce the conditions mould needs to grow.

Control the moisture and you have controlled the mould.

Read our blog post to learn more about mould, moisture, and what homeowners should know: https://www.carsondunlop.com/mould-in-the-home-what-it-is-and-how-to-handle-it/

Buying a home in Markham? Make sure you know exactly what you’re investing in before you close the deal.

From established neighbourhoods with older homes to newer subdivisions, townhomes, and modern detached properties, Markham’s housing market offers a wide range of home styles and each comes with its own potential concerns. That’s why a professional home inspection matters.

With 40+ years of experience, Carson Dunlop provides trusted home inspections across Markham with clear findings, photo documentation, and straightforward next steps so you can move forward with confidence.

Some of the most common issues we uncover include:

• Basement moisture concerns and signs of water intrusion

• Poor exterior grading or drainage directing water toward the foundation

• Attic ventilation issues that can lead to condensation and mold

• Roof wear, flashing failures, and patch repairs

• HVAC systems nearing end of life or poorly maintained

• Window and door sealing issues causing drafts or moisture intrusion

• Renovation work where quality or safety may be questionable

• Decks, balconies, and exterior stairs with structural or safety concerns

Not every issue is a deal breaker. The important part is understanding what’s urgent, what’s manageable, and what you may need to plan for in the future.

Brick is one of the most common exterior finishes in Toronto, but not all brick homes are built the same.

From the street, solid masonry and brick veneer can look almost identical. Behind the brick, however, they are very different. One is structural. The other is cladding. That difference affects everything from maintenance and repair costs to how inspectors evaluate the home.

Knowing which type of construction you have can help you better understand your home's condition and what to watch for over time.

Read our latest blog to learn how to tell the difference, what common issues to look for, and why it matters: https://www.carsondunlop.com/brick-houses-solid-masonry-vs-brick-veneer/

We have an important update to share with the Horizon community.

Carson Dunlop is focusing on where we can make the biggest difference for inspectors: training, education, inspections, and franchise development. As part of that focus, Horizon will be retiring on December 15, 2026.

We spent time finding the right platform for our customers and are recommending Spectora. They deliver high-quality reports and easy-to-use on-site workflows. We've worked together to make the migration as simple as possible, available July 27th:

• One-click migration brings your comment library, client and agent contacts, company information and settings with you
• Every Horizon customer gets 1:1 onboarding at no cost
• Exclusive pricing for Horizon customers

We know this is a big change. The migration tools and support are ready whenever you are, and Horizon stays fully operational through December 15th.
