Rising demand and tightening inventory are beginning to support firmer pricing, particularly in the low-rise segment.
Detached home prices declined just 2% year-over-year in June—the smallest decrease in 16 months—while Toronto detached prices were essentially unchanged, suggesting stabilization is becoming more established as buyers return.
This shift is also being reinforced by changing behaviour on both sides of the market: buyers are sensing a potential bottom in mortgage rates and prices, while the anticipated wave of mortgage renewals has not translated into forced selling.
Existing owners are continuing to hold rather than list, helping tighten supply and support prices.
