The Bank of Canada held its overnight rate at 2.25% this week — same number as last time, but a meaningfully different story underneath.

This time, the economy is actually picking up. Q2 GDP is estimated at 2.5% — a real rebound. Consumer spending is solid, exports are recovering, and even housing, which has been soft for a while now, is starting to stabilize. The Bank's own words.

Inflation rose further to 3.2% in May, driven mostly by energy prices tied to the Middle East conflict. But core inflation is holding right around 2% — exactly where the Bank wants it. The headline number looks noisy. The underlying picture is steadier than it appears.

The next rate decision isn't until September 2. That's the window: steady borrowing costs, a recovering economy, and housing starting to find its footing. For buyers and sellers in the GTA, that combination doesn't come around often.

The second half of the year is beginning to look different from the first.

After a slower start to 2026, buyer activity has continued to build through the spring. June marked another month of stronger sales while fewer new listings came to market, gradually shifting the balance between supply and demand.

Affordability remains more favourable than it was a year ago, with prices still below last year's levels. At the same time, the pace of price declines has continued to ease, suggesting the market may be finding its footing as conditions tighten.

So where does that leave you?

Buyers still have opportunities, but the window for negotiating from a position of strength may begin to narrow if inventory continues to tighten through the second half of the year. Sellers, meanwhile, could benefit from improving competition as more buyers return to the market.

📌 June 2026 Snapshot

Average Price: $1,058,658 (down 3.9% year over year)

• Home Sales: 6,770 (up 9.4% year over year)

• New Listings: 17,282 (down 12.9% year over year)

• MLS® HPI Benchmark: (down 5.4% year over year)

• Month-over-month: Sales increased while new listings declined, with both average price and the MLS® HPI edging higher.

If this trend continues, the GTA market could see more balanced conditions give way to increased competition later this year. Buyers waiting on the sidelines may regain confidence as prices stabilize, while sellers could begin seeing stronger demand in well-positioned neighbourhoods.
