It’s easy to overlook the little things when you’re excited about a house.

Some are big. Some are surprisingly small. And some are the kind of thing you can’t un-notice once someone points them out.

Sometimes the best advice I can give is to keep looking.💙

Most people will only work with a Realtor a handful of times in their life.

So how exactly are you supposed to know what to look for when choosing who to work with?

You can look at what they’ve sold, how long they’ve been doing it and what past clients have to say.

But a lot of what makes someone the right fit shows up in conversation.

Do they listen before giving advice?

Ask enough questions to understand what you actually need?

Explain their thinking?

Tell you what happens if Plan A doesn’t work?

And, maybe underrated: do you actually like talking to them?

You’re going to make some pretty big decisions together, and probably have a few stressful conversations along the way.

You should feel comfortable asking questions, changing your mind or saying, “I have no idea what you just said, explain that again.”

So if you’re interviewing Realtors, these are a few green flags we think are worth noticing.

The house isn’t the only thing you should be viewing at an open house.

Before you leave, take another 10 minutes outside.

Look at the neighbouring properties. Are they well maintained?

Check the parking. How easy is it actually to get in and out?

If there’s a laneway or rear access, walk over and have a look.

Look for nearby construction, development applications or anything that could change what you see out the window a few years from now.

Listen to the traffic. Notice the noise. See how busy the street feels.

If the neighbourhood is described as walkable, take the walk.

See what “five minutes away” actually feels like.

We naturally spend most of a showing looking at what’s inside the property.

But part of evaluating a home is understanding everything you’re buying into around it.

I’ve talked before about how selling my first home shaped the kind of realtor I wanted to be.

It happened during a painful transition and I remember feeling gutted.

I found out my home had sold through voicemail.

No conversation, just the news, delivered and done.

I know that my realtor didn’t mean any harm.

But at the time, it felt like no one realized how much that day actually meant to me.

I carried that experience with me.

And when I eventually became licenced, I found myself building the kind of experience I wish I’d had.

The more families I worked with, the more I realized my story wasn’t unusual.

Behind almost every move is something bigger.

A growing family. A new job. A divorce. A loss. A fresh start.

Everybody’s move looks different.

The support should too.💙
