Never close yourself off from being able to see the bigger picture. Toronto has some amazing real estate opportunities, but it isn’t the only market that will allow you to thrive. Don’t be afraid to look outside of Toronto for a chance to invest in real estate. You may not be able to afford to invest into Toronto real estate today, but you may get your chance later on,

We’re all fortunate enough to have access to a lot of the opportunities found in Canada, as there are plenty of countries that don’t allow the same freedoms. One of those opportunities is the right to own land. You may have to rent in the beginning, but with enough time and hard work, you’ll be able to reap all of the benefits of owning your own property.

It will always be worth it.

I think it’s fair to say that it's hard to predict the future. What you can do pretty accurately however, is take a look back and find information that is undeniable.

When you look at the last 45 years, the numbers will show that property has averaged an appreciation of 7% to 8% a year. What can we learn from this? The key to win in real estate is to get in it and stay in it. The longer you do the greater your rewards!

It should go without saying that the best kind of renovations to do on your home are the ones that add to its value! My research has shown that one of the best ways to do that is to finish off that unfinished basement, especially if it has a walkout or separate entrance.

Adding a kitchen, bedroom, and bathroom can go a long way in adding to your property’s overall value, making it more than worth the investment. If you haven't done something like this before it can seem like a big undertaking, but the rewards can be substantial!

I can’t overstate the importance of knowing your rights and responsibilities as a tenant or landlord! The Residential Tenancy Agreement was created for just this purpose, and you’d be surprised how many legal problems could be avoided if more people bothered to read this act before signing anything. No matter what special contract you create, if it goes against this act, it is unenforceable.

Read this act ASAP!

With so many new faces coming to Toronto, the rental market is booming. With that in mind, you need to be that much more careful to avoid being scammed out of your deposit by someone you thought was a landlord.

It’s tough to be 100% protected from having something like this happen, but one way to stay on the safe side is to ask if the person you’re speaking with is a real estate agent. When you’re working with a realtor, you can rest easy knowing that your first and last month’s rent is being put into a trust fund made out to their brokerage. This is just one of the ways to keep your money safe.

It’s important to know the two types of co-ownership in real estate. If you’re planning to buy a property with a friend or business partner, tenancy in common will allow you individual control over your interest.

A joint tenancy is usually shared with a spouse or life partner, and comes with the unique right of survivorship. This will automatically hand the rights of the property over to the other person if one of you were to die, saving on expensive probate fees, and making the process a lot easier.

Remember though, that even if you’re purchasing a home for yourself, you’re not in this alone. Your realtor will be in it with you from start to finish.

There are many different factors determining value, and not all properties are made equal. Two homes might share similar floorplans, even having been renovated recently, but the property taxes may differ. This is determined by things, such as the lot size, the age of the property, the location, and the materials that were used to build it. These aren’t stats that you’d pick up from a quick glance, but when you do the research, it can all add up to a greater property tax.

This might come as a surprise, but it’s getting almost harder to rent these days than it is to get a mortgage!

One reason for this is that when it comes to choosing a rental applicant, a lot of Landlords aren't experienced, and don’t really know what to look for, compared to being evaluated by a trained professional when you’re applying for a mortgage.

For that reason, when you’re applying for a rental, your application needs to be self-evident, clear as day, so that people know what you’re bringing to the table.

If the information comes with a story, it’s not going to fly!

We can’t see the future, but we can always look at the facts! The first interest rate hike back in April along with the increase in inventory removed a lot of that “real estate froth”, bringing homes back to their true value. What impact did the second interest rate hike have on the market? None! The market is still going just as strong with no signs of slowing down yet.

Don’t let opinions get in the way of the facts.
