Maxium Dsouza - Real Estate Capital Strategist Realtor & Mortgage Broker I help investors, developers, builders, and landowners structure smarter, faster, and more profitable commercial real estate deals. Strategic. Numbers-driven.

I Help Investors & Developers Structure Smarter CRE Deals

Commercial Realtor – Land & Investment Group @ Your Community Realty | Mortgage Broker & Director, Mortgage Origination – COL Capital Partners | COL Mortgage Corp LIC # 13328 My advantage is simple:
I combine capital structuring and real estate brokerage under one roof. As a dual-licensed Commercial Realtor and Mortgage Broker, I operate at the intersection of real estate and capital — giving clients a clear, end-to-end view from acquisition to financing to exit. Areas of Focus

-Land sourcing and acquisition (1–20+ acre development opportunities)
-Purpose-built rentals and income-producing commercial assets
-Construction, bridge, private, and MIC financing
-Portfolio refinancing and debt restructuring
-Deal underwriting, capital deployment, and exit strategy

Clients typically engage me when:

-Evaluating land or development potential
-Requiring creative financing or layered capital stacks
-Acquiring commercial assets in the $1M–$20M range
-Needing clarity on ROI, IRR, capital velocity, and risk
-Facing complex, non-standard deal structures

My Approach

Straightforward. I move decisively, communicate clearly, and protect long-term positioning — not just the transaction. If you’re exploring land, development, commercial acquisitions, or strategic refinancing, work with someone who understands both the asset and the capital behind it. Let’s build your next opportunity.

The zoning says one thing. But could the property become something more? 🏗️

Rezoning is the process of seeking changes to the zoning rules that apply to a property.

Depending on the planning framework, that could involve changes to:

• Permitted uses
• Density
• Building height
• Setbacks
• Other development standards

But rezoning is not guaranteed. Municipal planning policies, infrastructure, surrounding uses, technical studies and the approval process can all affect what is achievable.

For investors, developers and landowners, the better question isn’t simply:

“What is the zoning today?”

It’s:

“What could potentially be permitted — and what would it take to get there?”

Understanding that gap can be an important part of identifying development potential.

09/18/2026

Before you buy development land, know the rules. 🏗️

Zoning is essentially the rulebook for a property.

It can determine permitted uses, height, density, setbacks, lot coverage, parking and more.

And here’s where it gets interesting:

The Official Plan may show where the municipality wants to go, while zoning tells you what’s permitted today.

Sometimes, the development opportunity is in understanding the gap between the two.

Don’t just ask what a property is today. Ask what it could become.

09/15/2026

What could this property become? 🏗️

That question often starts with the Official Plan.

An Official Plan sets out a municipality’s long-term vision for growth — including where it wants housing, employment, commercial uses, infrastructure, transit and greater density.

But remember: Official Plan ≠ Zoning.

One can show you where the municipality wants to go. The other helps determine what you can build today.

Understanding both is critical when evaluating land and development opportunities.

The GTA industrial market is moving again—but this is a selective rebound, not a return to easy money.

Q2 2026 highlights:

• GTA ICI land sales reached $581.6 million across 89 transactions
• Land volume increased 31% quarter-over-quarter and 57% year-over-year
• Industrial building sales reached $1.72 billion—the highest quarterly total in two years
• Asking rents stabilized around $16.00–$16.50 PSF
• End-users are driving demand as developers remain constrained by construction costs and required returns

The strategic shift is clear: occupiers are moving from “just-in-time” inventory toward “just-in-case” warehousing and supply-chain resilience.

Prime infill land and functional industrial properties should continue to command attention—but financing structure, development feasibility and basis still determine whether a deal works.

Land doesn’t create value simply because you own it. The right approvals can change everything.

Land entitlement is the process of transforming development potential into legally permitted development rights — and often, that’s where significant value is created.

From Official Plan and Zoning By-law Amendments to servicing studies, site plans, public consultation and municipal approvals, every step can influence what a property can ultimately become.

For landowners, developers and investors, understanding the entitlement pathway means understanding three things:

What can be built.
What needs to happen to get there.
And what the land could be worth once you do.

The opportunity isn’t always in what the land is today. Sometimes, it’s in what you can get approved tomorrow.

840 Innisfil Beach Rd is a trophy asset, offering unrivaled walking distance to Lake Simcoe. The parcel is within 800 metes of the Innisfil Beach Park waterfront. It is the largest single parcel available in this coveted location. The property has been family-owned for over 40 years.

The parcel is improved by an attractive sale-leaseback arrangement with a national tenant, providing investment security while the versatile zoning offers future flexibility with high-value permitted uses. One can collect income while planning for redevelopment.

Comprehensive zoning allows for redevelopment for hotel, motel, apartment buildings, all types of retail, medical, and institutional uses. It further has the possibility to redevelop in two phases due to its size and configuration, with two road access points.

40.

Earlier this month, I turned 40.

I’ve learned that success isn’t measured by how many deals you close, but by the character you build while chasing them.

The setbacks taught me more than the wins.
The difficult conversations taught me more than the easy ones.
The people I met taught me more than any textbook ever could.

As I step into this new decade, my focus is simple:
• Keep learning.
• Keep serving.
• Keep creating value.
• Keep becoming a better human being

Here’s to the next chapter.

Thank you to everyone who has been part of the journey. 🙏

Everyone sees the commission cheque.

Almost nobody sees the licensing fees, insurance, board dues, marketing costs, technology subscriptions, and months of work before the first deal.

Real estate isn’t a side hustle. It’s a business.

Would you still choose this career if you knew the reality from day one?
